Enterprise Research Campus Update #21 (Weeks of December 25, 2023 & January 1, 2024) 

December 21, 2023 


As the Enterprise Research Campus (ERC) project continues, we will provide project notifications that outline upcoming and impactful activities, including a map of the area for reference. 


Residential/Hotel 


  • There will be work this Saturday, December 23rd starting at 7AM. 

                       Crews will be installing forms and rebar inside the foundation area. 

                       Tower cranes will be operational. 

  • Concrete operations are ongoing. 

                       Multiple placements are scheduled to take place over the next two weeks. 

                                     These placements will start during normal work hours. 

                                     Finishing work may continue past normal operation hours. 

  • Waterproofing work continues on the site foundation. 

  • A large generator is operating to provide temporary power to the site. 

                       This generator will run 24/7 to support the power needs, especially heaters, on the site. 

  • The site’s two tower cranes have been erected and are operational. They are designed to move or “weathervane” in the wind. 


Laboratory and Office Buildings 


  • Concrete and rebar operations are ongoing. 

  • Waterproofing work continues on the site foundation. 

  • Formwork and raker post activities will continue. 


Greenway 


  • This section of the site is currently being used for laydown space. 


Treehouse Conference Center 


  • There will be work this Saturday, December 23rd starting at 7AM. 

                      Crews will be installing formwork and waterproofing inside the foundation area. 

  • Installing rebar, formwork and waterproofing will continue. 

  • Concrete operations are ongoing. 


Building Mock-Ups 


  • Crews continue to work at the Laboratory and Hotel mockups. 

  • Work will continue at the Residential and Treehouse Conference Center mockups. 

  • A crane and truck will periodically be in the lane on Rotterdam Street adjacent to the mockup lot site.

January 5, 2024 


After hours snow removal work will take place through the winter months as inclement weather events occur.  


As the Enterprise Research Campus (ERC) project continues, we will provide project notifications that outline upcoming and impactful activities, including a map of the area for reference. 


Residential/Hotel 


  • There will be work this Saturday, January 6th starting at 7AM.  

                       Crews will be placing concrete and preparing for the winter storm. 

                       Tower cranes will be operational. 

  • Concrete operations are ongoing. Intermittent use of power trowels for concrete finishing will take place after 6PM. 

  • Crews continue erecting the hotel core structure. 

  • A large generator is operating to provide temporary power to the site. 

                       This generator will run 24/7 to support the power needs, especially heaters, on the site until installation of temporary                           power is complete. 

  • The site’s two tower cranes have been erected and are operational. They are designed to move or “weathervane” in the wind. 


Laboratory and Office Buildings

  • Excavation of the site’s east berm will continue for the next two weeks.

                       Crews will be installing plumbing and electric  l within the foundation area. 

  • Work continues on the spread footings and waterproofing. 

  • Concrete and rebar operations are ongoing. 


Building Mock-Ups 


  • Concrete and drywall work will take place at the Residential/Hotel mockups. 

  • Mass Timber delivery is expected at the Treehouse Conference Center mockup. 

  • Punchlist work is ongoing at the Laboratory mockup.

                             An electrical switchover from generator to temporary power is planned, which may continue on Sunday, February 4th.

    • Concrete operations are ongoing. A slab placement is planned for Tuesday, February 6th. Intermittent use of power trowels for concrete finishing will take place after 6PM.

    • Crews continue erecting the hotel core structure.

    • Visible work is taking place on the sky deck and level two.

    • A large generator is operating to provide temporary power to the site.

                             This generator will run 24/7 to support the power needs, especially heaters, on the site until installation of temporary                             power is complete.

    • The site’s two tower cranes have been erected and are operational. They are designed to move or “weathervane” in the wind.

                             Some crews will be on site Sunday to turn on heaters in preparation for Monday’s concrete placement.

                             A 5AM start will be needed for this operation.

    • Crews are preparing for the first of two tower cranes to be erected towards the end of February.

    Treehouse Conference Center


    • There will be work this Saturday, February 3rd, starting at 7AM.

                             Crews will be working on basement walls rebar and formwork.

    • Concrete and rebar operations are ongoing.


    Building Mock-Ups


    • Work will take place at the Residential/Hotel mockups.

    • Treehouse Conference Center mockup is awaiting Mass Timber delivery.

    • Punchlist work is ongoing at the Laboratory mockup.


    General


    • Drones will be in use weekly to monitor construction progress on site.

                             Drones will be operated by licensed pilots in accordance with Harvard University and the City of Boston regulations.

                             Flights are weather dependent and are scheduled on Wednesdays and Thursdays from 7AM to 9AM alternating weekly.

                             A drone flight is scheduled on Wednesday, February 7th from 7AM to 9AM.

                • Crews will be assembling and installing the first of two tower cranes beginning on Friday, March 1st.  On Saturday, March 2nd, starting at 6AM, installation of the crane will continue. If needed, work may take place on Sunday, March 3rd.

                • Sixteen truckloads of crane sections will mostly be delivered to the site on Friday.

                                   Possible after-hours work will be needed to support this operation.

                • Steel will begin to be delivered and installed starting on Monday, March 4th.

                • Concrete and rebar operations are ongoing.

                • Temporary power is being installed on site.

                                    Residential/Hotel
                                    • Preparation for weekday concrete placements will take place this Saturday, June 8 starting at 7 a.m.
                                    • Concrete operations continue.
                                    • Steel installation will continue at the hotel.
                                    • Concrete will be placed at the mechanical penthouse atop the midrise residential building.
                                    • The hoists (exterior construction elevators) and loading docks are being installed.
                                    • Work is progressing to level 10 of the high-rise building.
                                    • MEP work is ongoing.
                                    Laboratory and Office Buildings
                                    • Concrete operations continue with deck placements.
                                    • Structural steel continues to be delivered and installed on both the east and west buildings.
                                    • The east building steel is up to level 4 and the west building is up to level 7.
                                    Greenway
                                    • This section of the site is currently being used for laydown space.
                                    Treehouse Conference Center
                                    • Work will take place this Saturday, June 8 starting at 7 a.m.
                                                       Masons will be working on the core and breaking down scaffolding.
                                      • Mass timber installation is underway with two trailer deliveries per week.
                                      • Core completion activity continues, expecting two concrete placements next week on Monday and Friday, weather permitting.
                                      • Final inspections and connections for temporary power are complete. Generators will be removed from site.
                                      Building Mock-Ups
                                      • Punchlist work and other adjustments are ongoing on all five mockups.
                                      General
                                      • The site’s four tower cranes have been erected. Three will be operational this week. They are designed to move or “weathervane” in the wind.
                                      • The projects’ work hours are Monday through Friday, 7:00 a.m. and 6:00 p.m. and Saturdays as permitted by the City of Boston from 7:00 a.m. to 6:00 p.m.
                                      • Intermittent use of power trowels for concrete finishing may take place after 6 p.m.
                                      • Drones will be in use bi-weekly to monitor construction progress on site.
                                                         Drones will be operated by licensed pilots in accordance with Harvard University and the City of Boston regulations.
                                                         Flights are weather dependent and are scheduled one weekday morning alternating weekly.
                                                         A drone flight will take place on Thursday, June 13 at 6 a.m.

                                      • The hoists (exterior construction elevators) and loading docks are being installed.
                                      • Work is progressing to level 10 of the high-rise building.
                                      • MEP work is ongoing.

                                        • Hotel steel installation progresses to level 17 with work continued to periscope, the cantilevered section of the building.
                                        • The mid-rise residential building has topped off at their mechanical penthouse at level 9.
                                        • The hoists (exterior construction elevators) and loading docks are being installed.
                                        • Work is progressing to level 13 of the high-rise building.
                                        • Utility tie-in work will progress inside the fence near Western Avenue.
                                        • MEP work is ongoing.

Hoist erection will take place at the hotel. Stone grading will be underway in the basement. Some workers will be framing on residential floors.
                                        • Concrete decking and other operations continue.
                                        • Hotel steel installation up to level 17 continues with work on the periscope, the cantilevered section of the building.
                                        • The mid-rise residential building has topped off at their mechanical penthouse at level 9.
                                        • The hoists (exterior construction elevators) and loading docks are being installed.
                                        • Work is progressing to level 13 of the high-rise building.

                                          • The hoists (exterior construction elevators) and loading docks are being installed. The mid-rise hoist will be operational after inspections and approvals next week.
