How many apartment owners are owed money from rentals?  

In respect of our situation, we let the Jardim  use the apartment for a 2 year period and so far have only been paid a measly sum of 292, before we ventured down this path we were told that what we should receive inclusive of the condominium fees being paid would be equivalent of around 3.000 € per year. 

Wondering whether we can pursue it through legal channels especially if there is enough owners in the similar situation. Please share you views

We're in a similar situation...
Thanks to my grandfather, i own App 10 since I was a child(1998).We've received an anual rentcheck with the amonut of 1300-1600 € until the year 2009.
Till then we didn't receive any further payments.
We've had difficulties to understand the portuguese letters from lisbon but always got the impression that there is something wrong. Visiting Albufeira Jardim almost every year in the easter holidays, we asked at the reception (german speaking Mrs. Barros was always a great help to us; we know her for several years) about the general situation. We were told that things are not going well and that they had to invest a lot of money but that there is still a small(er) rentcheck for the owners. Nevertheless she could never get any information from Lisbon about the lack of Checks. Back to Germany we found no way to contact someone in charge

There is an issue with accounting, i.e. I never knew what the payout should have been and Admitur's accounts that have been published with yearly owners' meetings are insufficient to determine revenue, profits, and payouts.
Nevertheless when Admitur once did not pay me for 4 years I started to make some noise and eventually received some money.
Before going to court in Portugal I recommend to put pressure on the administration. Albufeira Jardim is currently managed by Lisbon registered ADMITUR ADMINISTRACAO APARTAMENTOS TURISTICOS LDA, NIF: 500009570, Manager: Isabel Cassapo, Telefone: 289570070, Email: icas...@albufeira-jardim.com Admitur is owned by Grupo Bernardino Gomes. (http://www.gbg.pt/gbg/empresas-do-grupo). As far as I know Isabel Cassapo does not speak English. I would nevertheless start calling the number above (i.e. Albufeira Jardim) and ask for her. Furthermore I suggest to use Google translate and write her messages in English with the Portuguese translation. Lastly I would contact Fernando Gomes Nogueira who regularly chairs the Albufeira Jardim owners' meetings and is GBG's lawyer. Dear Owners,
To be clear, I'm writing here as José Teixeira, owner of two apartments in Albufeira Jardim!
Is clear that the situation of the contracts and the relationship between Admitur and the Owners, push me to organize a group in order to start asking oficial questions to Admitur. We received permission from the Assembley and started in October.
There is some confusion between me and Mr. Teixeira Alves, due the fact that we have the same surname, but Mr. Teixeira Alves is also part of this Comission.
Is also for me clear that one of the reasons for Admitur to leave was that they feel pressure and organization from the owners as they never felt before!

My message is just to advise you that there are many claims abaut the paiment of rents. We are managing to change all this process in the future, and we can assure you that will be diferente, but we can't do nothing with the past!

In the end of the process to select the new Company that will manage Albufeira Jardim, we will try to concentrate energy and follow the process of change in renting apartments in order to push Admitur to left them in good condition, but we can't do nothing related with the contracts each of you have with them! Old accounts and other compromises!
One of Comission members has more then one apartment in renting sistem with Admitur, and he is going to push them hard to solve everything. Moreover the new Company will receive this apartments and will fix the new conditions with all of you.

It's also clear that 2017 will be a base! We need to know exactly how much can really be paid for the rents and the complete accounts of the complex. As being one of the contest condition, to accept Comission to verify accounts, we are sure that they will be clear and all of you will receive mails with explanations.

I also want to to understand our position and the fact that we are working to much and taking many hours from our lives and families to dedicate to this process. It's not easy due the fact that we were catch by surprise, but I can assure you that the new reallity will be in fact new. We are in and we are now part of this as owners and not as in the past, just owners without opinion.
