psft rates

Hi,

 

Does anyone has an idea of what's the current approx psft rate for phase-I flats in Ajnara.

 

I spoke to a friend who bought a flat in Logix blossom county. The psft rates seem to have increased from INR 2875 to INR 3300

 

Just curious....

I checked last week with some Property Agent.
As per him now Phase I as well as Phase II both are available at 2960/-
psft.

I heard it revised tp 3060/- from 1st Feb and also heard, it might get
revised to 3160/- very soon

Down Payment/Flexi or CLP?
Does it include parking? If yes then Open or Closed.
Does it include the IFMS charges and the infamous Service Tax?

I believe there are N number of factors involved while calculating the
PSFT.
KIndly let us know what all are included in the above said rates?

I meant the corporate price as mentioned by Kapil.

 

But this is sweet.  If the prices has gone beyond 3K psft, its a rise of approx 15% compared to 7-8 months back. Not bad...

Ok, here is the update, psft rate is still Rs. 2960/- (discount 2%)
gives flat Rs. 2900/-
The max any broker (or so called direct dealer will go) is Rs. 2880/-

Points to remember:
1. Sales Tax on Base (excluding PLC, Lease Rent, EEC, FireFighting,
Club Membership, Power Back-up, IFMS & Car Parking) price is 2.575%
2. ST on PLC, EEC, FFC, Power Backup, Club Membership is 10.30% (This
increases the price by Rs. 35,000/- o Rs. 45,000/- depending on super
area of flat)

2960/- is the price that is for open parking and 3060/- is that I
wrote is with covered parking. Are you getting 2960/- with covered
parking?
Also, any PLC, IFMS @ 40/- psqft anf ST is excluded from it. Again
discount (2%) can reach upto 3% or more depending on your
negotiation....... :)

I spoke to the Ajnara representatives sitting in the site office.
According to them, out of 1025 (approx) flats, 700 odd flats are sold.
That means there should be sufficient options available.
I think you should speak to the Ajnara people. They should be able to
give you best price. 2900/-psf for flexi is what they would easily
offer. You might try bargaining from this price.

I the attached jpg I have marked it as "?". Does anyone know if the
circled area is included in the superarea, and the size of that area.

Dealer tells me it is shaft area. Surprisingly this only shows in 1385
sq ft layout and not in others... Shafts must be common for all
layouts...
