I am in F-704. I haven't received the request as yet.

Earlier they were used to call people. Looks like they are sending
mails only and that too with a short notice. Reason might be, you have
not taken the loans and are self financing.

Email is not termed as an official communication.
They have to send a letter via mail/courier to inform you about the
same.
Has anyone received the same.
Also are they giving just a week's time to arrange for the payment? I
think it should be 15 days though I have found them to be a bit
flexible regarding this.

Dear E-Neighbours!

I too am in receipt of the demand letter for Tower E. The letter has been received via email and stipulates that I should submit the next installment by 30/11/2010.
Pretty short notice period for the amount that I need to mobilize. Isn't the builder suppose to provide some sort of completion certificate to evidence the completion of foundation?
I am planning to ask for extension to the submission date till 15/12/2010, anyone else for the extension or is everyone else cash rich :-)

I also got the letter today. I scanned it and sent to bank (HDFC,
Bangalore). As per branch manager, they are going to do a technical
check before disbursing the amount. So bank is going to do it for me.
But definetly it can't be done with in November 30.

Hi All,

I have received courier today and along with demand letter i have
received a new cost sheet which includes some service tax as well due
to which cost of Flat has incresed by approximitly 1.10 Lakhs, are we
suppose to borne this service tax , This is something which we have to
pay extra apart from the cost at which we finalized out flats, did any
one else received
this new cost sheet ( including service Tax) along with demand
letter.


Also , is there a way we can verify the construction status , I stay
in Pune so i cannot do the same.

In regard to payment due date , i justed wanted to confirm is there
any penalty which Ajnara can impose on us if we fail to make payment
by 30th Nov,I am not sure how can they give such a short notice for
payment to be made. I will submbit this demand letter in bank on
Monday , let's see what bank has to say on this and when can they
disburse payment.

I'm in F-bock and got the demand letter on 25th nov. Spoke to Ajnara and got the date extended by a couple of days.

 

So, dont be worried about short notice, you can always ask them to extend the date. As this is their fault, they seem to be pretty ok doing it.

Don't know why but this seems to be making me confused.
According to above posts, Tabish, Navin, Dheeraj and Sanjiv have got
the letter.
While Tabish has the flat in E-tower, Sanjeev has it in F-tower. Navin
& Dheeraj can you please confirm your towers.
Also, only Navin seems to have got the revised cost sheet. Can any one
else confirm getting a new cost sheet?

Lets try to understand how the letters are being sent and why some
members are getting demands based on old cost-sheets and others
getting a new one.

I have my flat in Tower H.

It seems only I have received new revised cost sheet with service tax
added.They have asked a signed copy of same to be sent back to them
for their record.

Not sure what to do on this and why only I got this new cost sheet.I

You only specified that you got new cost sheet but didn't mention if
third demand is as per new cost sheet you got. I believe as you have
not signed the new cost sheet, you current demand will be based on old

Well, I've flat in tower H and my allotment letter already includes

Just a word of caution: In the demand letter, Ajanara had asked Rupees
one
lac more than what was mentioned in the allotment letter.
I supposed that was a mistake and I called Ajanara to rectify
that.They'll
be sending me new demand letter. So just check your demand letter
carefully.

I hope those having flats in Tower A,B,C or D have not yet received their next demand letter yet.

 

I expect the same in Dec.'10 or may be Jan.'11 for Tower A.

 

As informed in my last Construction status update (8th Nov.'10) there will be a gap of approx. 2 months between Progress of Tower H & Tower A.

 

Those in Tower H & G, for your information, the basement slab work is in progress (as evident from Pankaj's photo dated 21.11.10). So, you can expect your next demand letter very soon (probably Jan.'11). Others can expect the same by Feb.'11 to Mar.'11 progressively.

For me, bank has disbursed the amout for third installment after
tehnically clearing the construction stage. I am in tower F.

If construction stage is not technically cleared, banks will not
disburse the full amount of the installment and will only disburse
part amount for that very installment.

I have flat in tower H, H-706. I do get 3rd demand letter with revised
prices included service tax.
I talked to Ajnara (Jyoti) as per her we can deposit 3rd installment
by 20th Dec.
Also visited their site, basement slab has not beed constructed yet on
which 3rd demand is due, site engineers says target date to cast
basement slab is 22nd Dec for tower H, followed by other towers.

So we should let bank varify and disburse the installment accordingly,
pls keep everyone posted who has bank finance as mine is not through
bank.

Also service tax letter has to be sent to everyone later or sooner. So
pls be prepared to fight against it or accept to pay.

At last some one else other than me has received new resvised cost
sheet with Service tax added.

I called up and told Jyoti that i will not send back the signed copy
of revised cost till the time every one receives the same :) because
message from every one else in this forum made me believe that i am
the only one who has received new cost sheet.

Sooner or later everyone would be receiving the same that is what
Jyoti ( from Ajnara) informed me.

Guys any thought whether we should talk to Ajnara on this or accept
new cost sheet.Also is there anything else which can be done in this
reagrd.

I am owner of Flat in Tower B.
Got demand letter for third demand.
The demand was mentioned as the amount plus service tax. The Amount
figure was present and not the service tax figure.
Dont know if anyone else received such demand and how much did the
bank disburse.

First of all, bank will disburse the amount as mentioned in various
stages of allotment letter. The amount that is mentioned in allotment
letter (which is now with bank) stage 3 is without service tax so
demand letter will also be without service tax. So, example, if amount
for stage 3 is 1,00,000 in both allotment letter and demand letter,
bank will give only 1,00,000. Ajnara will treat as 1,00,000 - 2.757%,
means 97,243 and in there ledger they will show us creaditors as we
still need to pay them Rs. 2757/-. I confirmed this with Jyoti.

The receipt that you will get from Ajnara will also mention that above
1,00,000 includes service tax but in fact we still need to pay Ajnara
Rs. 2757/-.

1. Who is going to pay the rest of the amount of Service Tax (2757 in
above example)?
2. If they keep on putting us as creditors, what are the consequences
of the same?
3. If at all we have to pay the Service Tax, why are they not sending
the revised Cost Sheet?

As I understand, everyone is having a different story to tell. Some
people have received revised offer sheets, some have received old
demands, some have received new....Why are they not keeping everyone
on same page.

I am opening a seperate thread to understand what all different type
of demands and offer sheets we folks have received and then to take
this up with Ajnara.
Moreover, I am planning to go to their office on 15th Jan. Anyone
interested, reply or drop a mail and lets meet.

Hi,

Ajnara will never include serive tax in any of the demand letter
untill we send them back the singed copy of revised cost sheet.
Also Bank will Disburse only amount whis is already sanctioned and
not
as per revised cost sheet received from Ajnara with service tax
added.This means we will have to pay service tax from our own side.I
am not sure what will be the Consequence if we donot pay Instalment
as per revised cost sheet.

I recently paid for 3rd installment and Ajnara sent me the revised cost sheet including the service tax. when I asked why this service tax in not mentioned in demand letter, I was told that since loan is approved based on earlier cost estimate so Bank will disburse approved amount only and any additional amount will be borne by individual.

They have sent revised cost sheet and asked to return one copy (signed) back to Ajnara for records....

 

Any idea when we should expect for next installment (4th - tower H pahse 1)

(first being the booking amount and the second being the 30% one as I
am in Flexi Plan). I am wondering if the construction is really going
at the rate Ajnara is demanding money from us. Does anyone of you
have any idea? Also, is there anyone who has book in Tower A?
Also, I got the letter yesterday while in the letter it was mentioned
that the payment should be made on or before 15/01/2011. I think we
should take it up with the Ajnara people to give us ample time in
order to plan for the money. What is the general feeling? Is similar
problem being faced by others too?

if you go again through the agreement letter then you will realise that in flexi plan except the 10 % that is to be paid at the time of possession rest 90 % is likely to be paid within this year or at max first qtr of 2012. In this plan the builder gets 50 % with in first six months if there are no initial hiccups to the builder.

@Atul - I have also booked in Flexi plan but it is not like that we
have to pay 90% amount this year or 2012 by 1st qtr. After making
first two payments (30% or 40%, as per your deal), all the payments
are construction linked. I am not sure if you have some other payment
plan, please see their website which also say the same thing.

@Deepak - Yes, it is about to start in a month after tower-A basement
work is complete.

@Atul: I think we both have the same understanding (that the payment
is construction linked). When you say that more than 50% would be
taken by the builder in first six months, you are assuming a certain
pace of construction. My point is that most of us (like myself) would
not be well aware of the normal pace of construction in builder
flats,hence we would not be in a position to preempt the installment
payment dates. The builder would have some plan for construction which
could be made available to us for tentative timing information. Now,
even if we get the tentative plan from builder, we would need to know
if he is really meeting the milestones as per the schedule or is
lagging/leading w.r.to the plan.

i too have opted for flexi plan and after some careful reading found that as per agreement letter, the only difference in Flexi and CLP is that the person opting Flexi plan will pay     90 % on casting of 8th floor slab... (it is casting of 8 th floor slab and not completion of any floor that means the brick work and interiors are all left... So if the builder goes as per curing time then he will be able to complete it in 14-18 months of construction cycle.. So that means 90 % in case of Ajnara flexi plan will be paid by Feb 2012 by all of Flexi plan  for possession which is not likely before Sep Oct 2012. 

When I say 50% with in six months then it is by adding 10 % at booking 30 % within 60 days.. This 40 % give him capital to start the work and ask for 10 % on completion of foundation.. So with average construction speed this becomes six months as the installment becomes due on completion of foundation which does not include the curing time.

Thanks for highlighting the details of the flexi plan. I had started
this discussion after going through the flexi plan terms. My concern
is if the builder is actually abiding the terms or not. Meaning to say
that it should not happen that the builder takes money from us and the
construction is not according to the plan.
The other point is in terms of actual time frame after which each
installment needs to go. Even if 50% money goes to the builder in 6
months, I would like to know, tentatively, when during the six months
are the installments planned. Hence, I could plan my finances so that
making the timely payments is easier than what it is now.
