Dear friends,

I managed to inspect several properties in Palakkadu for our project
during the week end. Out of those, only one was appealing to me. But
there are no Brahmin settlements near by. It is about 5 kms from the
Pollachi state high way near Chulliar dam. The site is beautiful with
the majestic back drop of the Nelliampathy hills. Regular bus services
are available to the site. Chemmanampathy bus goes through the site.
The price is also reasonable. The demanded price is Rs 5500/= per
cent. Electricity, well and bore wells are there. It is a mango
garden. To construct buildings, we may have to slaughter the fruit
bearing trees. I shall post the details and photographs in the home
page in a few days' time.

The prices in Ayalur are high. So I have not seen any property there.

I explained our requirement to a Brahmin boy who is also a real estate
agent. He agreed to find a suitable property in areas like Perinkulam,
Kavassery, Alathur etc in a week's time. So let us wait for his
findings.

Dear Friends,
My sister lives in Kalpathy, Palakkad.

I was informed Palakad apartment prices and land prices are on the rise, despite real estate mkt
down side country wide.  The reason I was told is :
people from cities, specifically sizeable Mumbai kerala population, is moving to Kerala and are more than willing
to pay high price because of affordability or because the mumbites getting a tidy sum when vacating their apts.

This FYI. or a useful info.  It is also true, in Palakad labourers like carpenters are difficult to get or get the work done.

Dear Mr Giri,

Glad to get an update from you.

I am not too familiar with Palakkad though I have visited the place a few times. Hence, the following questions:

- How far is this 5.5 L site from Palakkad Fort?
- Are there other settlements around this site?
- How far from the nearest Hospital/Bank/Shops ?
- What is the road frontage (length facing the road) for the site?
- What is the total area available?

I understand that the kodumbu area is also good (around the Murugan temple).

Regards
Siva, V

Dear friends,

My computer has crashed all of a sudden due to a worn out hard disc. I
will not, therefore, be able to communicate with you quickly. I am
sending this mail from a internet cafe. I hope to get it right at the
earliest.

Please excuse me for any delayed replies.

Dear Mr. Giri,

I could'nt be in touch with you due to some pre occupations.

You are doing a great job. The site described by you seems appealing, though we may wait for some other places also. All interested people have to bear in mind that we are looking for a good place to live in at the best and cheapest price available. The basic connectivties like local transport, approachabbility to railways and hospitals etc. and electricity and water connection should be ascertained.

Please note I am only referring to approachability. Say, 7 - 10 kms for Palghat, a few kms from hospitals etc. We cannot have all these things, bang in the middle of our property and get at a cheaper rates.

In the meantime, keep the carrot dangling to this property owner, so that he is in our radar.

I have also sounded some people in Palghat but have not heard anything concrete from them.

Thanks again for the post.

Regards,
Balagopal
