Greetings all!

How many accessory dwelling units can you have in a  single family house. I have enough square footage to an additional ADU and was wondering if it was legal to have two.

Just one accessory unit and one principal. 

Read the zoning chapter in our manual.

Maybe you can Airbnb, let's say your basement and rent out the ADU in the backyard :)

Hi Ricardo,
You can only have one additional unit separate from the main house. This lyout will not prevent you from sharing portions of your house (i.e.: spare bedrooms, the basement) with others.

No. There a max of 1 rental license pero property. Say you are renting your garage as an adu, then you cannot rent your basement. Unless your basement is part of the house. Then the basement occuopant will be your roommate. 
Only one additional unit is allowed per property.

We tried to show it in illustrations in the manual. You can rent out rooms in your house, but that wouldn't be a separate living unit (with a stove).

What is the importance of a stove in this distinction? Just looked though manuel but didn't see that reference.

Hi Andrew,
DCRA's zoning reviewers are REALLY critical of any items that may facilitate an illegal dwelling within an existing unit. this what DCRA will politely ask you to remove from basement renovations that are not intented to be separate dwellings:
  • Laundry sinks too distance from washer and dryers
  • too large wet bars
  • cooking appliances
  • duplicate laundry facilities.
We can go on and on when and if those comments contribute to better and more housing. For projects that add "equipment and fixtures that may create a separate dwelling" they have created elements like "wet bar covenant". This document is the commitment from the homeowner that she will NOT rent the space as a separate dwelling (but yes you can rent it as a roommate). 
If you want to incorporate those elements (wet bar, laundry sinks, etc) make sure they are part of larger uses. Anyways, it becomes a design issue.
