Minutes of General Body Meeting held on 24th May 2016
Meeting started at scheduled time of 6 PM and punctuality/early bird lucky draw, the lucky winner was Executive member Mr. Ramneet Singh.
Mr. President reminded the members about the sad demise of our comrade Mr. K Kaushal and requested all to pay homage by observing 2 minutes silence and praying for almighty’s blessing for the departed soul.
The following points were discussed in the meeting.
· Presentation of accounts
o Mr. Rawal explained the status of accounts as on date is as follow
o Cash in hand 18500/- Bank 85800/- and FDR 1100000.00
o Members expressed satisfaction towards the accounts presented.
· Appointment of additional executive members
o The General Secretary informed the house that the executive committee had discussed the nomination of these three members, Mr. Amit Sharma, Mr. Gaganpal Singh and Mr. Alok Rastogi, as additional executive members. This was in view of their services in the ACRI during last tenure. And the same was put up for general body’s approval and same was accorded.
· Payment of Annual dues.
o The treasurer reminded the general body for timely payment of annual subscription for the year 2016-17. To this Mr. President appealed to all members to pay their due annual subscription in start of the financial year, so as to enable the association to clear all payments to outside agencies on time. At this stage the general Secretary requested the members present to make an effort to remind their other acrien friends.
· Permission to enroll members Business Partners/staff
o The General Secretary suggested in the EBM that we could allow the members to induct their business partners/ office staff as temporary members. The same was put up for approval of the general body who approved the proposal and accordingly decided to charge a fee of Rs 2000/- per head per Year. And it was also clarified that a maximum of 4 such members can be introduced by a member
· Holding key positions in parallel association
o It was suggested by our executive member Mr. Rakesh Trehan in the last EBM that any member holding key position in ACRI should not hold key position in any parallel association and vice a versa. The point was well discussed and was decided that members holding key positions of 1- President, 2- General Secretary, 3- Treasurer, 4- Vice President, 5- Jt Secretary. Will not accept similar positions in the other identical associations.
· Mr President discussed about point raised for NAR subscription in one of the emails whether to pay to NAR or not. The point was well discussed enlightened by Mr President that we are paying to NAR for last 3-4 years and it was in benefit of ACRI and how come suddenly questioned to review the same. Mr Sahni added that the association will be benefited as RERA is getting enforce the things would be getting difficult and stricter and due course of time and Realtor would need bigger and better platform. Col K J Singh was of the opinion that the fees charges of Rs 1000/- per member is high should be reduced. All members were having a favorable opinion towards continuation of NAR membership. Finally concluded by General Secretary, he adds it give helps in negotiations with builders to bring them to ACRI Platform. The general Body approves to pay to NAR rather should explore for CREBAI to be a part. Mr President and General Secretary will explore CREBAI and will share the information when acquired.
Mr. Tajinder Sherawat suggested that we should invite other associations also to ACRI GBM platform, point was well taken and General secretary added that he is also with same opinion and confirmed will draw an outline together for the same.
Mr Sherawat was also of the opinion that we should revert our ethnic small eats during our tea break and should avoid junk food in the evening, the president assured to look into this.
· Presentation of Builder M3M Developers
· The M3M Developer gave a presentation of their upcoming project Sierra in Gurgaon sector 68.
Proposed connectivity 300 meters from Sohna road, golf course extension, priced at Rs 6200/- per SFT with size of appx 1200 sft for a 2 BHK unit and 1450 SFT for 2 BHK and study. The Payment plan is like applicant to book by paying 5 % only and BBA will be executed. Developer will get further payments as per construction linked plan from Bank after sanctioned to applicant based on applicant’s eligibility. But applicant will not pay any EMI or interest even till possession or 60 Months whichever is earlier, Developer will bear all this. After 60 months or on possession it will be applicant’s choice to retain the unit or exit from the project. If the applicant/buyer wish to continue will start EMI and if he wishes to discontinue then he will be refunded double the paid amount.
The commissions offered to ACRI is as follow
Up to 10 Booking 4% and Rs 100/- PSFT
Up to 20 Booking 5% and Rs 100/- PSFT
Up to 30 Booking 6% and Rs 100/- PSFT
Over 30 Booking 7% and Rs 100/- PSFT
