Abhyudaya-II_Increase of Maintenance

Hope everyone is good and enjoying summer!!!!!
It’s the well-known fact that in summer in Bangalore, there is scarcity of water which forces to take the necessary action on the way how we maintain the Apartment.
Let’s come to point, in March 2017, the water expenses (water tank loading) in Abhyudaya-2 has gone to around Rs 31000/-. On the top of this, other key expenses are salary to Rajendra, Common area electricity bill, garbage collection and Diesel in Power Backup which comes around 38000/- approximately. Annual maintenance charges for lift (15000/-) and Generator (5000/-). So, (31000 + 38000) = 69000 (Total Expenses excluding lift and generator).
The numbers clearly depicts that 1000/- per flat (Total 40 flats) as a maintenance charge will not work out and this will lead to reduction of balance fund for Abhyudaya – 2. So, after having discussion/meeting with Mr Reddy, we have decided to increase the maintenance effective from April 2017, ie; 1800/- per flat. This decision will help us to maintain the Apartment in a better way and maintain the good amount of money in Fund for future expenses (Building painting, Annual maintenance or any unexpected expenses).
Note:
1. Whoever has not paid the maintenance for April 2017, please pay Rs 1800/- immediately.
2. Whoever has paid Rs 2000/- for April maintenance, they need to pay Rs 1600/- in May 2017, so that extra 200 paid in April will be adjusted in May and continue 1800 from June 2017.
3. Whoever has paid 2000 and 2500 as well, they have to pay 900/- in June and continue 1800 from July.
Important Note:
1. Request everyone to give the maintenance before 9th of every month as this is not happening from each and every flat. Hope we can maintain
this from May onwards.
2. Decision of 1800/- as a maintenance charge is not only for summer period and from April 2017 on wards we have to continue giving 1800/- as a
maintenance every month until further notice.
3. We wanted to give the opportunity to others for President, Vice President and Treasurer. Please come up with your name or nomination, so that we
can decide in a meeting and plan for the transition with hand hold.
