Dear Association/Board Members,

I would like to thank you all for taking big responsibility to make our campus beauty back. As we all know that association & board members has taken many good decision towards society within 2 months of time period and it was needed from long time.

As an owner I can see association & board members are working actively on below tasks and it is very good start from new members.

1.       Account correction

2.       Maintenance  Dues Recovery

3.       Builder dues and Association dues segregation

4.       Inflow water meter installation

5.       RFID + Boom Barrier implementation  

6.       Gym and Games Room Operational

7.       Obtaining NOC for common electricity

At the same time, I can see lot of things need to be implemented and request you to priorities items based on available funds. Am sure residents are going to support you guys from all corner. Also, request you please keep things transparent.

Below are the action items I identified and am assuming you guys are going to take care.

Lifts

1.       Lifts AMC has to be renewed

2.       Lift tiles has broken from many lifts so need to fix properly

3.       Tiles are removed from lift entrance for many blocks which looks ugly so it has to be rectified

4.       Supporting Iron rod removed/damaged so need to fix since it is very much required for elderly people  

5.       Spray painting or good lamination has to apply

6.       One dedicated staff has to be deployed for lifts and he will be responsible to check all lift morning and evening and submit report o daily basis.

7.       Lift buttons are damaged or removed from many lifts so panel is required from outside as well

8.       Light has to fixed in all lifts

9.       Sound is coming from lift so servicing is required for all required lifts

Garden/Main Park

1.       All electric wire has to be removed in good way not only applying cello tape

2.       Install high quality and durable lights (no. 15 ) in park

3.       Deploy one dedicated security to monitor main park

4.       Set rules to use park and timing

5.       Switch ON/OFF lights on time

6.       Add more chairs in garden or main park

7.       Remove ready coconut and maintain tree on time

Street Lights

1.       Remove all temporary lights from street light pole which is fixed in middle of the pole

2.       Correct all street lights which is originally given by builder

3.       Switch ON/OFF lights on time

Roads

1.       Tiles are coming out in phase 2A area (near 22 block and 24 block corner) so it has to be fixed

2.       Road cleaning (water wash) required periodically

Camera Installation

1.       Install camera in common area where existing camera coverage is not there

Parking

1.       Parking spot marking

2.       Remove unauthorized vehicle parked from parking area( Covered or Open Parking)

3.       Parking will be used only to park vehicle not to keep any commercial things (example – water cane)

Commercial Activity

1.       Commercial activity has to stopped and take strong action

2.       If any house found and doing commercial activity then need to pay HUGE penalty

Stray/Pet Dogs

1.       Stray dogs has to be removed from campus

2.       Security is responsible to remove stray dogs

3.       Pet Dogs are not allowed in lift

4.       All Pet Dogs Owner has to submit vaccine report card to association

Common structure

1.       Association should not allow to change the structure of the common property

2.       Remove all grills/wardrobe who covered common areas

Entrance Beauty

1.       Security rooms has to be painted with high quality paint

2.       Security should not seat outside of the cabin after implementing RFID

3.       Put big flower pot (no. 15-20) on concrete in front of 26 & 27 block (park side)

4.       Remove all promotional banners and we should not allow to put any banner

5.       Only one big banner can be placed and that will be paid

Garbage House

1.       Inspect permanent place for garbage house

2.       Get quotation from vendor for permanent structure

Painting

1.       Need to start analyzing painting of old blocks and common area

2.       Get quotation from vendors for painting

Visitor Parking

1.       Visitor parking is not managed properly and damaged by water tankers

2.       Civil development required for good visitor parking

3.       Light has to be installed in visitors parking

4.       Security should allow to enter visitor vehicle in case of elderly people coming as guest and driver should park back vehicle in visitor parking

Common Electricity

1.       Common electricity will be used only for our premises not for any commercial activity even though they are ready to pay amount

2.       DG power should not supply to commercial activity

Also if I could add:

Entrance Beauty - Remove somebody old car parked for years.

Commercial Activity - People using comman area in front of block 21 lift for commercial purpose for years.
