Dear Forsyth Neighbor,
Thank you for your continued support of our efforts supporting properly managed growth in Forsyth County. Together we are making a difference! A few months ago many of you answered our Call to Action by writing letters to our Commissioners asking them to DENY a request by a local zoning attorney and their client to put apartments inside The Collection in South Forsyth. We need you to do it again!
Some have noted that there is currently a moratorium on apartments in Forsyth. So how can we even be discussing this? The applicant is requesting a "self-authored" change to our county's Unified Development Code via something called an "overlay" that would allow them to, essentially, do whatever they want with the property. This back-door trickery is a VERY bad idea, for many reasons. Should we be allowing attorneys and their clients that type of power? The answer is simply "no".
The Collection was planned to be the Jewel of South Forsyth, bringing in much needed commercial tax revenue to offset property taxes. Giving up this valuable commercial asset will not only cost us valuable tax revenue, but it will also add more cars to the roads and more kids to the schools. The community rallied against this once; it's time to do it again.
The folks who manage The Collection are claiming these apartments are needed to prop up their retail properties. We disagree. This retail center is centered in the fastest growing area of the fastest County in the State. New businesses continue to move in and thrive. Since the Collection was built over 10 years ago, thousands of new homes and apartments have been built within a 5 mile radius and many thousands more have been zoned and not yet built including 1,472 apartments in the Ronald Reagan area. Our infrastructure cannot keep up and giving up a valuable commercial asset for even MORE high density housing is not going to make things any better.
If you join us in opposition to this change, then please, again, make your voice be heard. Please ask the Commissioners to deny this scheme.
