Hello- We are implementing rules by BOD that if someone receive warning message for violation and if they will not resolve issues within 2 weeks then there will be charges on daily basis until issue get fixed.

Everyone will get notify about it soon by mail.

Sorry for rules but we need to maintain consist look and keep the values of our community as high as possible.

Shivaram- Please check your mailbox and there is clearly instruction what is going to be implemented.

We had discussion with Fieldstone and we came up with 2 max warning and each will consists of 10 days. We learned from experience and that is being implemented based on last year experience. For example, if somebody doesn't care lawn then it will be visible in bad condition after 3 or 4 weeks and then notice will be send with each 10 days so roughly 3 weeks. So total 6-7 weeks will be there to correct the things. If we add one more notice then 8-9 weeks, it means we have to wait for 2-3 months from home owner to correct the things. This is not fair and we will not allow such things. We need to keep the standard and values of community with standard and no compromise with standard. Sorry but if you think in positive way, this is not fearful decision but it is in favor of doing good for your own things and then as a whole.

If you are pointing to Board members as a defaulter then you might have to reconsider your wording but if you are pointing to Fieldstone then yes we have several issues with them and we run last week fire fighting discussion whether we will keep them or not. This is final warning to them as well. I have implemented high visibility of tasks who is doing what and when issues opened and how it got fix. How long Fields stone took etc etc. So this will be shared when we will have HOA meetings.

We are small community and everything is visible to all and if somebody is maintaining and some one is not maintain that is clearly visible to everyone.

About erosion, if you see kids walking behind fence line from one end to another end, stop them. I see some kids are taking short cut from back of hill to reach to middle lots. If kids disturb pine straw, then it will cause erosion. We will request to Fieldstone to put jute there when pinestraw work will be there but if someone is thinking to spend thousands to build solid then sorry , it is not allowed within budget.

Keep sending feed backs and we will welcome feedback from people who comes for HOA meetings and participate in some volunteer works for community.

I think the main defaulter is the HOA itself at this time. There are many things that HOA failed to take care. I think before implementing any harder rules it is better we focus on HOA missed items. There are many places the grass is gone. There are land slides/erosion. Died flowers were not replaced etc. Even after sending emails, nothing taken care so far. Not even reply.

Before taking any action usually 3 notices are sent, clearly mentioning what is missing. Before making any drastic changes in the rules it is better to call meeting with home owners.

We being the small community it is better to be friendly and less stringent and less formal. Also let us not make the community too stringent and fearful to live. It is better to follow generally practiced procedures by all the HOAs in general.

Shivram- We will not welcome your advice here and come to meeting and put your opinion in front of all. You dont need to point who is doing good or bad in the community. FS and Board members watches all times.

Sorry to say but you have been not nice with rules and regulation last year and we have more than half dozens complains from community members about your maintenance in the lawn.

If you dont know how to get into the group then you need to be responsible and how many times people requested to get into that. Talk to Anjan how to get into this.

Still I want clarification what was your meant earlier for word DEFAULTER?

We dont need discussion with you in this whole group and talk to us in another thread and Board members will take care of you.

We should be able to manage with the standard notice strategy, like any other HOAs. I did not notice any problems from any home owners, this year or last year. Everyone is doing great. Few times people might have missed here and there. Mistake can happen from anyone. It is always better to resolve amicably.
