underlay snapping is not working

I am using Therm 7.8.77 and am not able to snap on to underlay.

I have used the the same DXF file in an older version of Therm 7.6 and its working.

tips to correct this issue will be greatly appreciated

I assume you have the Snap to Underlay setting checked in the Snap Settings tab?

In THERM 7.8.80 (the current version on our website) the snap to underlay feature is working without issue. 

And I am pretty sure it worked in previous versions also. 

Are you importing the underlay as a DXF using the File/Underlay option?

I tried the things you suggested, no change.  
Then suddenly it started snapping today, I have no idea what changed, but it means I can continue

Please help  !!
I don't know what I am doing wrong
I have spent all day trying to make progress in therm

I can see how useful this software could be, but I am struggling so much to build basic geometry that doesn't give gap & overlap issues, that I can never really make any progress with the thermal analysis !
  
My Snap to underlay is not working again.
See the misalignment between my orange rectangle, & the horizontal grey Underlay line, 
(and the snap settings I had, I have tried all combinations) ...

So, I gave up with an underlay, and built some basic models with rectangles.
But they are also plagued with alignment issues.  
The shapes snap together as I move them into place (again I have tried all the snap options & combinations I can think of)
But when I try to add Boundary Condition, I get so many red circles,
For example, when I add the left hand elements below, 
They are 2 rectangles butted against 3 other rectangles (of identical width) ....

I have tried so many different ways of putting this together
I don't know where to start in listing the methods 
How should I be doing this?

I am using 
THERM 7.8.80   (Downloaded from the website in Jan this year)
Windows 11 PRO 24H2
HP Elitedesk 800 G1 TWR
intel(R) Core(TM) i5-4590 / 3.3Ghz / 8 GB of RAM

I really hope I am being an idiot and missing some very obvious fundamental thing.

Can you provide one of the THERM files that you are having trouble generating the BCs for?
