Dear residents
How are you?
Please read below my correspondence with MND and the replies from MND?URA
I believe it is very timely as we look into the en bloc sales

We will stand a much better chance to get an increase in the Plot Ratio for
our estate
From URA's advice that we can do so before the next Master Plan, I believe we
have nothing to lose by doing so, but better through more representations with
online application

Happy weekend
Andrew

1. Thank you for your letter.

2. We note your request to raise the issue at our next Master Plan Review.

3. However, should the residents of Chuan Park wish to test an ad-hoc
proposal with a GPR that deviates from the Master Plan 2014, an Outline
Application can be submitted to the URA by a Qualified Person (QP) appointed
by Chuan Park's Management Corporation (MCST).

4. For more information regarding the submission of an Outline Application,
please refer to
https://www.ura.gov.sg/uol/DC/apply-check-pay/apply-permission/outline-application.

5. Thank you once again and we wish you a pleasant weekend ahead.

Your earlier feedback received on 08/06/2017 :

Dear Officer-In-Charge
I am a resident of private property Chuan Park MCST 1278, Lorong Chuan
Singapore 556747

I had met with the MPs of our estate, both Ravinder Singh and Seah Kian Peng
to register my unhappiness over the compensation of $1.00 for land taken over
by the concern authority for the building of the Lorong Chuan MRT station On
each occasion, I had received reply from the Ministry of Law that our property
would benefit by enhanced value upon completion of the MRT station.
However, I also explained to both MPs, that the enhanced value also benefited
the neighbouring estates, for examples, Children and Springbloom. However, no
land were taken away from them due to the MRT station construction To justify
that Chuan Park really benefited or the property value is enhanced, the Plot
Ratio of the estate should therefore, justifiably be increased However, the
Plot Ratio of Chuan Park has not increased since the completion of the MRT
station. Thus I feel that we had been unreasonably penalised This is also the
view of many of our residents living in this estate

I therefore appeal to you to ensure fairness and to consider the plot ratio to
be increased at your next review
