If the land is prime land, which it is without any doubt, with potential of increase in plot area ratio, the value will not drop with decreasing lease period. We have about 35% of the lease gone, 65% lease period still intact. Do not make this an aging estate waiting to die an untimely death at 35 yrs age. Infuse life into the estate. For heaven’s sake do up this place.

The lesser the lease life left, the more the developer will have to top up the lease.
Developer too need to pay development charges to government to increase plot ratio
All these costs will undoubtedly be in the mind of the prospective developers
A lesser lease life would also mean any prospective individual buyer would have problem getting a decent loan amount from the bank .
How many buyers can come up with cash to purchase a condo with limited or no financing from the bank is any body guess
This means a shortening lease will bring about a shrinking pool of prospective individual buyers.
These will not be lost on the developers and they will press down on the offer price
Worst case but possible scenario is there is no enbloc and the government takes back the land when the lease is up
Not sure how many of us will wish to pass out the en bloc opportunity and test out the probabilty of the above scenario
