150-Unit Apartment Community at 341 East River Drive to Bring New Housing, Amenities, and Conservation Land to East Hartford
WHAT: Groundbreaking ceremony for new, 150-unit, market-rate apartment development at 341 East River Drive in East Hartford, CT. The new community is a joint-venture partnership between West Hartford based The Simon Konover Company and Eastpointe LLC, a Fairfield County-based residential development firm. The Simon Konover Company has owned the 35-acre site for over 40 years.

The new community will comprise three three-story buildings and one four-story elevatored building, offering a mix of studio, one-bedroom, two-bedroom and three-bedroom market-rate units. Monthly rents range from $1,800 to $3,400.

· Two-Bedroom – 67 units
· Three-Bedroom – 26 units

Clubhouse & Amenities
· A 5,500 square-foot clubhouse will serve as the community hub, featuring a fitness center, golf simulator, game room, resident lounge, kitchen, music room, and pet spa
· Seasonal swimming pool, grill stations, pizza oven, fire pit, and dog park
· Direct access to Riverfront Recapture's trail system
· Private garages and electric vehicle charging stations
Conservation Contribution
Of the 35.3-acre site, approximately 10 acres will be developed with the remaining 19.7 acres of adjacent land donated to the Town of East Hartford as permanent conservation land.
FINANCING & PUBLIC SUPPORT
· Town of East Hartford – 8-year tax agreement
· M&T Bank – Three-and-a-half-year construction loan
· Capital Region Development Authority (CRDA) – 10-year loan
PROPERTY MANAGEMENT
The new community will be managed by Konover Residential Corporation.
