I have a very good long time client of mine who's doing a building
project and needs some funds to finish it.
He's not necessarily looking for partners or doing a joint venture but
he is willing to compensate the right person/people for their time and
money. He doesn't have a problem with someone sticking a lean on the
real property as a guarantee of payment *Both parties can obviously
negotiate their own terms*
Right now he's looking for ideally 100-170k. To give an idea about
7-800k is owed, the current value is about 1.3 -1.4 the finished
project is going to be worth about 2.2 (conservatively 1.9).
I thought I'd put this out there if you have a client who wants to
make a nice RoR (non usury of course) on their investment.
Also to any Real estate licenses we'd be more than happy to throw you/
your broker a referral fee upon this property closing if you happen to
refer the investor or buyer for said property.
