I just got the email back from Jessica (my real estate agent) about the home prices for this part
of North Austin (near Mopac extending from IH-35 to Mopac). Here's what she said:
[snip]... prices have steadily risen over the past years from an avg of $75.69
per square foot in 2004
to $84.88 per square foot in 2005 to $89.60 per
square foot in 2006.
That is an average of 8.78% per year and we
expect that trend to continue.
I did the quick math and found that a house worth $130,000 today would sell for about $167,000 in 3 years,
which is a gain of $37,000 for just holding on to the house -- over $12,000/yr gains.
... something to consider!
