Regarding the consideration of using a property manager. The benefits of using a property manager is experience and time. From what I gather, we are all lacking in both, and so this is why we are now considering a property manager. The cons: trust and cost - we will need to trust the person/firm we give this responsibility to and there will obviously be a cost.
I met with Colin from St. Andrews Bureau today. He said taking over the management of the freehold would be straight forward. And I feel we can take on this extra cost without requiring an increase in service charges.
SAB has quoted £750 + VAT pa. or £900.
Areas where he may help us save money
- Survey £1900 - he felt this was a high estimate for our type of property and may be able to get the information we require at a lower cost.
- Gardening and cleaning - as SAB are also managing Lime Tree House, we may be able to get a joint discount using the same cleaner & gardener.
- Building Insurance - without saying for certain, he felt it was very likely he could negotiate a better price for insurance.
