Regarding recurring leak issues with CDW window installations.
Exhibit A Responsibility Matrix item 84 (page 6) assigns Association for maintenance/repair responsibility for windows.
“84. Windows -frame, mullions, flashing/waterproofing, weather stripping, caulking, etc. A”
“Full” means maintain, clean, paint, repair and replace.”
This needs some clarification for the CDW windows; whereas the association has deferred to the owner to deal with CDW warranty for window, frame leaks and caulking repairs.
More importantly, asking if we can set up a yearly window caulking inspection and repair for the CDW angled windows before we experience another flooded unit.
Background:
During this past winter we experienced a severely flooded living room during three different rain storms. The leak path was two stories high along the side of one of the angled windows; not easily accessible. CDW service was backed up and not able to perform the caulking repair until weeks after the damage was done. In meantime we tried to get building maintenance to inspect and fix the caulking; but found that the building maintenance company wanted to do an extensive leak check to prove where the leak was (even though it was obvious where it was leaking). We are predicting and expecting more leak issues in the future which could be easily avoided with periodic caulking touchup. Since many of the windows are 20 to 30 feet high the owners cannot easily perform any inspections/repairs..
