Revising the CCRS

My name is Liz Herbert and I live in unit 61 with my husband, Keith. We purchased our unit in 

1992. Thank you to all who are taking on this project. Your efforts are appreciated. 

 

 

There are four areas of concern I would like to see addressed when rewriting the CCRS. These concerns are in the current CCRS in Article IV (Use Restrictions).

 

Section 6.02 Signs.  I would like to see this in the new CCRS and enforced. Currently, there are signs (of political/personal interest) up in the common area which in my opinion, devalues the aesthetics of our property. 

 

Section 6.03 Animals. I would like to see this section rewritten. Obviously, the one domestic animal (not exceeding 15 pounds) is not being followed or enforced. I have noticed a significant

increase of dogs barking and people not picking up after their animals. Occasionally, I have witnessed dogs in the pool area which is against the pool rules. I hope that will be enforced for the obvious reasons. 

 

Section 6.09 Waste. First, thank you to all who participated in negotiating with our trash company. Nice to keep price down. Also, I was concerned that when we no longer had to recycle, the one bin would not be enough. However, this has not been a problem. The trash area is right behind my unit. Unfortunately, some residents are still not breaking down their boxes. Also, there have been several nights when people are throwing out trash after 10 pm. and yet at 2:30 am. It would be considerate if residents could throw their trash away in a timely manner as to not disturb residents living near the trash bins.  

 

Section 6:10 Parking Areas. I realize “guest parking” is a big issue. Some residents use their garage as storage and/or gym. Then residents park behind their garage and claim there is no parking. Honestly, I do not know how to solve this problem. I do admit, that the parking has been much better since we have had the parking committee members put warnings signs on cars that are parked without a current parking pass or parked over the 48 hours mark.  Thank you, parking committee! Perhaps, residents who cannot park two cars in their garage, park in the big lot? Just a thought. I would like to add into the new CCRS that using the parking lot and drive ways as a playground is prohibited. Obviously, for noise and safety reasons. 

 

Do we have anything in the current CCRS addressing the pool area? 

Googles, shoes, shirts, and other items are often left around the pool area, along with toys left in the pool.  I think this distracts from the beauty of our pool area.

Hi Liz,

Thank you for taking the time to weigh-in on this important community initiative. Your input is invaluable as we work to revise the CCRs!

In response to the points you've raised:

  1. Signs
    I (Alex) personally agree that our community looks classier without signs, however, there is civil code that protect certain types of signage. For your reference look up Civil Code Section 4710.

  2. Animals
    We are aware of the issues regarding pet ownership and enforcement of existing rules. We intend on carefully reviewing this section with larger community input.

  3. Waste / Parking / Pool
    Thank you for these ideas as well. Much of this comes down to enforcement which itself is hard to enforce.
