Hictop Build Plate issues

I have an Ender 3 V2.
After reading about the Hictop Magnetic build plate I ordered one to arrive with my new printer.

  Had to send the 1st one back because the plate had bare spots with no "orange-peel" finish.
The 2nd one is also flawed but not too bad to send back.
I even ordered one for a friend's new Ender 3 v2 and it had a few issues too.
(3 out of 3 were flawed)

I constantly have adhesion issues with this build plate.
So much so I'm about ready to chunk it in the garbage!

I've got a pretty big bag of failed prints!
And it gets bigger every day!

I use:
1) Ender-3 V2-Marlin-2.0.1-HW-4.2.2-mainboard-V1.1.2-Compatible with BLTouch and filament detection.
2) Ultimaker Cura 4.9.1

Anybody having success with the Hictop?
I clean it often (either dish soap/Alcohol) and have adjusted the bed temp & nozzle temp/speed up and down but can't seem to find a "sweet spot".

A Cura configuration don't necessarily work for each different manufacture's PLA.
Different color PLA seems to effect print too!  (inconsistent with exact same model)

Update:
Just found a decent Cura configuration for PLA where the 1st 4 layers print slow with a nozzel temp at 200C, 60C bed temp that seems to work pretty good.

I've just tried PLA MAX using 215C with 70C bed temps.
One model works nicely, but others fails (lifting on a side).
Might need to bump bed to 75C.

Any help would be appreciated.

Seems like a lot of time and effort (and money) to me! 
Are you in the US? If so than do what soooo many others have done… glass and Aquanet.

Touche Andy! I thought the same thing when I was reading what he wrote. G&AQ is Quite a simple solution and VERY Viable. I Swear by it!

Although - that being said - I DID get Bad warping using G & AQ when printing Nylon last week. I should have tried covering the left side of printer, as I've already done on right side - to help keep in the heat. But, I'm skeptical that will work well enough...

Not all nylons work. 618 was useless. 910 works reliably.
If you can buy Aquanet, all the coated flex plates are not worth it, but so many use them.

Allergic to most hair sprays.
Aquanet might send me to the ER...

Guess I could try Elmer's Glue watered down.
Found people that use it exclusively.

I just printed a 2-1/2" diameter x 5 mm thick disk PLA MAX
that turned out perfect.

Bumped the nozzle temp up to 220, bed at 70.

Just hate to waste time & material experimenting.

But I think that's where the state of 3D printing's at.
