This is only to reconfirm, before you make your plans for Tomorrow, that we have a meeting with Mr.Brijesh Bhanote , Director Sales & Marketing 3C Group.

To brief, the agenda is to discuss and take One & Only One Date for the Possession wrt various phases of LB, and on Non-Compliance, a pinchable penalty to be imposed on 3C.

 

Meeting is at 1600hrs at their Corporate Office tomorrow.

If possible, join with spouses to increase the gathering.

Dear Mr. Anil Sagar and all in the group,

 

In view of the ensuing meeting on 16th April 2013, I would like to mention few points so that every one of us are in the same wavelength and also the 3C management should be professional in their approach.

 

a.       During one of our previous meeting with 3C for speedy possession of the phase -1 on 29th Sep 2012 where Mr. Brijesh Bhanote, Mr. Kunal Beherani and Mr. Naveen Mann amongst others were present, they had assured the following facts:

 

1.       That, the delay in handing over the possession of Phase -1 was not due to anything on 3C’s side, in fact it was due to the change in Govt. in U.P. the delay happened for getting the OC from NOIDA Authority.

2.       That, all other subsequent phases would get OC in time and would not get any delay baring a minor 3-6 months adjustment.

3.       That, the phase-1 being their first experience in handling a residential project, they were unaware of many facts which now they understand fully and hence all other phases would not face any difficuly.

 

So, how come the later phases are getting delayed and delayed and some even more than the Phase-1.

 

b.      Why, we as buyers and stake holders in the 3C’s first prestigious residential project should not be informed about the real cause of so much delay even after they have got everything in place as per their previous statement.

 

c.       Would 3C not consider paying the delay penalty on monthly basis, so as not to make the buyers feel the hardship of paying rent as well as the pre EMI for no fault of theirs?

 

d.      Should not 3C consider increasing the delay penalty to Rs. 15/- psft. to at least match it with the rent their own phase-1 flats are commanding?

Really appreciate for bringing these points as these are all valid.. I hope you would be joining the meeting.
 
I am especially interested in making 3C agree to pay higher rate of penalty if they are not delivering on time as this EMI and Rent thing is pinching badly.

Its very important to ask 3C that what have they done in last 10 months on each of the tower in Phse 2,3 and 4.
In Tower 20 for example the last demand was received arnd 10 months back and I dont think there is considerable progress, this goes to show that :
 
1. Either 3C is diverting the funds to some other projects at our cost.
2. 3C is having some probelms with the contractors that they dont wanna reveal.
3. 3C is taking all the residents for granted.
 
The meeting should be concluded with concrete answer to the question of possession date.

Points are nice, and we shall be fortunate to have the person like u, who has already attended similar meeting earlier too, on same platform, and with same audience at other side of table.

V shall form a core team, if all of us meet atleast 15/20 minutes before the schedule.

Hi All,

We met with Mr. Brijesh and asked about date of delivery of possession of all phases of Lotus boulevard. The answer from Mr. Brijesh was below.

" 3C has hired new contractors and team and they are working on new schedules of all phases of all projects. At the moment 3C team alongwith contractor team is working on schedule of work in all phases of project of 3C. Brijesh said that he will be able to give firm dates in first week of May 2013 so he asked to wait another two weeks".

During discussion he cited number of problem for delay like farmer agitation, compliance of ground water usage for construction, government change issue, some members of project are delaying payments etc.

1. Brijesh said that he will also look into issue of horizontal railings and also gaps on stair case railing.

2. On issue of staircase going down untill basement, Brijesh said that it is designed as per NBCC guidelines and it helps in maintaining security.

3. On question of again slippage of deadline post may 2013 schedule, he had no answer.

This is what i remember. The meeting was attended by Anil Saggar with spouse, Prabhjyot, Sanjay and two more gentlemen.

Thanks for sharing the update.

What I m not able to understand is that why 3C is keep on changing contractors ?

And it should be internal matter of 3C and it should not affect the end user(flat owner).

I think if the same phase is keep on going then do we need to wait for another 2 years to get our apartment.

Since Mr. Brijesh has said that 3C will come up with new schedule in first week of May 2013. He said that we (end user ) waited so long so bear with him for another two weeks.

Lets wait untill first week of May 2013 and then discuss this matter again in this forum once dates are released.
