During our meeting on 17th April in 3C premises, I had raised a concern regarding two things. The first one being horizontal grills in balconies is dangerous for kids as they can climb onto it and second one related to gaps in the corridor grills of the staircases.
You had specifically agreed to these two points as you also agreed that safety of our kids is paramount and everything should be done to ensure that.
I was just looking at July 2013 updates of Tower 17 (My Unit no. is 1805) on your website and I could see that balcony grills have been installed in the tower and I could make out that from the pictures that they were horizontal grills.
Please confirm that this is just a misunderstanding on my part as the pictures are not very clear and the issue of horizontal grills has been rectified.

A professional approach by our team of being dot on time, that was further reciprocated by 3C of adhering to schedule.
Meeting lasted for 45 minutes.
As conveyed earlier too, it was a single point agenda to avoid deviation from topic, and therefore other points were to be in domain of that single point of Fixed Time Table for the dates for possession of flats for various phases.
1. Give Time Table
2. For delayed possession, penalize yourself by increasing the %age.
3. Adjust all the penalties (as of next demand letter) in that demand letter.
At the face of outcome of meeting, Mr.Brijesh was very Blunt but Clear in his words and also in his body language, referring terms and conditions laid down in Agreement cannot change at all even by a word for any deletion / addition, specially in the penalty clause for delayed possession.
But BUT
Having observed that, the conclusion is also drawn in a highly positive side that similar personality shall be in front of his own people at site,, his own contractors, his team and above all his own management team members.
While showing his concern, he has assured of changing the designs of Grills. Horizontal Grills to be replaced with Vertical Grills (Balconies/ Stairs) for the safety of kids.
Regarding DISCONNECT of Upstairs from Minus2/ Minus1 with Ground Floor, he logically said that though it has added cost to them for the disconnect but as per the safety norms, it had to be like that- Fire safety Cut-off, Theft angle.
The meeting appears to be concluded in a probably win-win note, with a hope that TimeTable of possession of property of various phases that shall be released on 01.05.2013, shall be totally sacrosanct.
During the talk with Mr.Brijesh, one point that was sensed by me and therefore it is sincere advice from the undersigned that, we as group, should be careful & mature enough to blog/respond/ comment. If we are trying to build a neat and clean and best apartments in the area to add value to our assets, then we should value our thoughts too. There should not be any duality and double standards.
