With a little more than a month away from expiration we don't have much time.  This will impact the building's budget tremendously and we will not have much time to prepare for this hit.

I am reaching out as the Package and Umbrella insurance for 270 Convent Avenue is due to expire on 12/10/23. Unfortunately CMJ/Fireman’s Fund has recently changed their underwriting guidelines and as a result they are not going to be able to offer a renewal due to the story count of the property and not having a sprinkler system. I was working with them seeing if there is any sort of exception that can be made as this property has been with the program for many years but unfortunately they still declined to offer a renewal.

 

As a result, I wanted to let you know that I am marketing the insurance to various carriers to obtain the best pricing and coverage terms. However going from the CMJ to an alternate market from our experience we would expect a significant premium increase most likely starting at 40% or higher.  

 

I will be in touch with any carrier questions and updates. In the meantime any question or issues please let me know.

Good Afternoon Naisha,

 

Attached please find a proposal comparison for approved quotes for the package and umbrella/excess through the Aspyre program written with Accelerant National Insurance. Overall the premium difference is working out to 40% more that CMJ’s expiring premium. Aspyre did increase the building replacement limit to meet minimum requirements about 5.4MM. However they had to increase deductibles for both Wind/Hail and Water Damage.

 

For the umbrella/excess coverage Aspyre is only able to offer a 5MM limit with a clean policy form. Due to the fact that this building is not fully sprinklered and being an HDFC the umbrella programs (Distinguished, Aura and PPP) we would typically approach for higher limit standalone umbrella policies is unable to provide a quote.

 

I am still waiting to hear back from Program Brokerage Corp who can provide a 100MM umbrella but I would expect their pricing to be significantly higher than Aspyre. Please review and let me know if you have any questions or would like to discuss.

Per my email last week attached is the updated proposal comparison including a quote provided by PBC (Program Brokerage Corp). Overall the premium difference in comparison to the Aspyre option is about 18K ($76,975) higher however it includes a higher limit umbrella of 100MM as well as a standard deductible of 10K (Wind/Hail, Water Backup Included). Asides from that 25K deductible for Flood & Earthquake.

 

Full carrier quote are also included. Please review and let me know if you want to setup time to discuss.

Please advise if the Board has made a decision on which option you would like to move forward with for your 2023-2024 Policy Renewal.  Please note that we have to make a decision by tomorrow since the policy will be renewing on December 10, 2023.

Your broker who is cc'd on this email provided highlights on what was different from the original policy and the (2) two quos he received.   Please advise if you have any additional questions or concerns.

Our office received the deposit however it crossed with the original 1st payment due date as it was setup as a 10 pay plan with first payment due Jan 10th. As a result I am sending an updated agreement for a 9 payment plan with first payment due on 02/10/24. Please signed and send back at your earliest so can process the financing. Thanks!
