Good Afternoon - 

For reference, sharing the email and FAQs we passed along to the residents of 270 here.

Please see questions received below:

If 10% maintenance is approved what date does it start? Since yearly maintenance increase may be instituted, when and how much will it go into effect. Given the financial needs, we need to plan for future charges, i.e taxes, repairs, maintenance, etc.

A clear chart illustrating the building's violations and what steps were or are being taken to address and correct is requested. It would be helpful to have an estimate of the costs for remediation especially if the budget does not reflect corrective measures. Additionally, what if any violations have been addressed and remedied over the last three years? These questions are in direct response by banks unwilling to lend on mortgage applications to applicants with a downpayment of less than 20% because 270's profile as it relates to violations is in a poor light. Please advise. Further, I appreciate the review of the building's financial health along with perhaps solutions toward fiscal stability. I wonder out loud whether austerity measures have been adopted vis a vie heating. My apartment has not been warm all winter. There was a time in which it was warm and perhaps for some, a little too toasty. That is not and has not been the case even as I write. I have sequestered myself in the smallest room in the apartment with a heater I do not turn off. Needless to say, the electric bill has doubled this year. If in fact there is yet more austerity to come, what should I expect?
