We couldn’t be more excited to be joining you all in RiNo. We’ve been looking for a year plus and kept pointing to your townhomes as the example of sophistication. S-Park was an option but we felt it too big – too commoditized for us, especially when the next phase arrives. Relative to painting we believe it’s important to maintain that sophistication and in no way pay homage or a nod in color to S-Park as we are concerned it will make blocks of homogenized units. We think our more intimate scaled development should remain quietly unique and let the artwork of the neighborhood be the statement of color. So our paint/color opinions:
With regard to fading, the product warranty in the current paint bid ranges from 2-6 years. Regardless of warranty, the existing paint and pallet has far out lasted its life expectancy and looks relatively good, especially on 26th St with most weathering occurring in the lightest color on the Lawrence Street exposure. Regardless of color/warranty it seems reasonable to expect paint maintenance every 7-10 yrs. with a little more on the sun exposed. Understanding that you all considered re-siding, we believe paint is probably a better return on investment. Paint is cheap.
In consideration of heat gain, a lighter color around the roof top decks could offer some relief, but not an extreme change, but we should work toward that.
We rendered the June color choices to aid discussions. (June’s color choices where short one as the building currently has four colors.) We don’t know how married anyone is to these options. To keep things simple we did not use professional rendering software from our firm, rather Sherwin Williams’ software program. It’s accessible and can be edited on the fly and the color choices are accurate to the paint bid. In addition to the June options we experimented with over 20 different color combos. Driving our color experiments, we went back to purchasing our unit - the only unfortunate thing we found was the pinkness of the stucco base, which is prevalent on Lawrence. We also felt the green could be improved upon but tolerable as is. We love the dark grey on 26th because it is not really a color. It is just a backdrop.
This is our suggestion. We’ve come full circle to improving what is already there - that rendering is called Overt. The roof top deck would change on the inside to a light grey away from the dark grey (called Outerspace appropriate for RiNo). In our opinion, June’s brick red option overall is too putty and the combinations are not as complementary as they could be. The blue option feels better suited to a Colonial. The color even comes from the Benjamin Moore historic collection. Only our opinion, but those combinations wash out the building’s personality. We feel it is a modern building and feels better with the contemporary approach as originally designed.
We are so concerned about offending our new neighbors but want to share our thoughts. I’m not sure these townhouses would have caught our eye if they were painted either of these June options.
