Important: ZONING CHANGE

Hi neighbors,
A new development is proposed for the Volunteers of America block, but ALSO for the 1/2 block on the other side of the alley from us. The developer is requesting a zoning change for the VOA block to allow a 7 story building, and to allow a 5 story building for our block. This 5 story building would face Larimer and run from almost 25th to 26th. Say good bye to our mountain views from the roof tops that most of us just invested in. Even say good bye to most of the interesting skyline views. 

Please see the flyer from another neighbor below, with information about the planning board zoom where this will be raised. The Curtis Park association seemed smitten with the developer (same as Denver Central Market), but I am worried we’ll have another S*Park- promises of great development that get sold and transform into a huge ugly solid block. 7 stories tall. 

Personally, I don’t have an issue with the proposal for the VOA block the way it is planned, but I would really like to not let them change zoning on our block. No views, perpetual shade, busy, crowded alley, etc.

Tom Kiler is the Managing Director for EDENS, a real estate development group with more than 3 million square feet of retail space and a very large footprint already in the RiNo area.

This will be a "Ukraine vs oligarch backed Putin" - like threat with them because they are skilled at steamrolling obstacles in their way with no real regard for the collateral damage to individuals directly impacted. It is their profit that drives them. It is the Big Corporation and their minions against the little guy... make no mistake.

Just saying. It will take some real effort to shut down the zoning change.

Thank you for this info!  I  have reached out to the City for info so many times and they are not much forth coming.  We, all of our units,  are a unique property so I think regardless we may be okay in terms of value.   BUT The giant faceless boxes have to stop.   Ruining the vibe.  We do not want to look like Brighton Blvd down by The Source.     There is no There There.  We don’t want to become that.

I think we need to stand in unison against both blocks or we will be identified as NIMBYs.   It is current zoning for both blocks.

There are two people in the hood that work for that developer who are “Influencers” that are spreading the word.   One girl works at Joe’s and the other girl rents across from Uchi.   I’m old enough to not fully understand Influencers, but while walking my dogs they both have approached me with their babble - scripted babble as it was the same.   What they are selling a crock of …..    

Remember the new building on 26 and Lawerence was to have ground floor retail and restaurant.   How did that work out?  Giant dead empty lobby.    This new Larimer project is selling the same thing retail, restaurant and living.   That was the pitch I got.  

Let’s all stay abreast of this and be our own influencers.  I stop and talk to everyone when I’m out walking my dogs, especially the long time home owners.   I will attend as many zoning meetings as I can.

Right on Jenn- those influencers were at the Curtis Park Neighborhood meeting also. 

I would recommend contacting our City Council persons and the 2 at large. They can’t say anything before the public hearing, but all indicated that hearing from us is welcome for after the hearing when they do get involved. And attending the Zoom below. I have been attending the planning board meetings just to know what is expected and it is very open - when it is your turn to speak, you can just say what you want to say clearly, with no particular prep needed, or a lot if you are so inclined. There are neighbors from the whole Lawrence block who don’t want this. 

That said, Cal is right in that this will go through no matter what. But maybe (?) shorter, and maybe with alley improvements required, etc.
