We noticed a sloped ceiling in the kitchen and the outdoor porch area.  We do not see a beam indicated where the sloped ceiling in kitchen appears to meet the flat ceiling about 4' from exterior wall - or does the ceiling slope to the double LVL between the kitchen and living areas?

The porch sloped ceiling is even weirder.  Plans show sloped ceiling from 8'-10', again, with no beam indicated where the sloped ceiling meets the flat ceiling.  Additionally, the porch has a 9' ceiling, so that doesn't jive with a slope from 8' to 10'.  Can you help us out?

Should we assume double LVL beams where the sloped and flat ceilings meet?  Can you clarify the height discrepancy on ceiling heights in front porch area?

Also, where is the 90 lb. felt used - roof valleys?  One ply or two in valleys?  Would the 90 lb. felt be used as an ice shield around the perimeter of the roof, also?  We don't have to worry about ice down here on the Gulf Coast - just hurricanes.

I assume the stem wall is the 2 X 6 wall between the main structure and the garage.  Can you clarify?

This project isa good exercise in print reading for my students.  Thanks for sponsoring the competition this year.

Anywhere that there is a sloped ceiling a few feet off of the exterior wall, a beam is not required. Ideal Homes nails the joist to the rafter. Ideal Homes also nails a block of wood under the joist and nail it into the rafter. That is what is typical for the engineering in Oklahoma.

The 90lb felt is used in the valleys only. One layer.

The 2x6 wall question…. There is a foundation wall there, but more importantly Ideal Homes installs a 2x6 wall at the back of the pantry to have room for the water heater water lines with extra wall insulation. We also have a 2x6 wall in the utility room to fit all the drains, water lines, and dryer vent for the washer and dryer.

Attached is a new set of plans that will hopefully helps clarify any confusion.
