OSC Unit Limit according to table in Important Documents.

According to the table provided, we see that the maximum density units per acre for OSC is 2.5 . We are wanting to confirm that the number of 2.5 is according to the original 93.3 acres OR weather its according to the number of acres after accounting for the 40% of Min. preserved space.

The calculation of dwelling units per acre is based on the total acreage of land with residential buildings on it. This means that the total acreage should exclude roads, as they are not buildable land.

(93.32 X 60% - Roads) X 2.5 = maximum lots. 60% accounts for the 40% requirement of open space conservation .
or 
(93.32 - Roads) X 2.5 = maximum lots

The calculation is determined by the total buildable acreage of the site after you subtract the green space requirements and roads from the total acreage. Once you have the total buildable acreage after that calculation, then you can use the dwelling units per acre/density units per acre of 2.5 units multiplied by the total buildable acreage to get your unit count. Please make sure that you understand what is allowed to be counted as green space per the OSC zoning. Your total buildable acreage might actually be smaller than the original calculation depending on what you’re adding to your site plan that may or may not be considered green space.
