Are the lots assumed to have been cleared since the plats are not showing any trees or vegetation?

There are trees and vegetation on the lots.  Please assume that there is no grading done on the lots.  A good idea of what is present can be seen in the video and on google maps.

We are assuming the grading is not done, but without a site plan or plat showing the trees, it is very difficult to only rely on a google maps picture which does not match with the newer pictures of the adjacent properties pictures of some lots which are showing some clearing has be done already on those. Can we please have a site plan with the location of trees?

A detailed site plan showing existing trees will not be provided. Teams should make reasonable assumptions regarding tree locations and site conditions based on the information available and typical lot characteristics for the area. Teams may reference aerial imagery, topography, or comparable lots to support their assumptions.
