Hello Shannon and Mike,

#205 is a rental unit (there is no lease listed for #205 on Town Square under ‘leases’; in fact there are only 4 leases shown on Town Square whereas SBA has at least 8 rental units).

Town Square indicates that Mr. Silberstein paid $1537 on 08-25-2025; even so it states that he still owes $325.  Is this correct, and if so why would TDG order a lien be placed on his unit instead of simply collecting the remaining fee, with an email sent to Mr. Silberstein?   

Thanks for answering these questions before I reply to Mr. Silberstein saying he should contact Shannon about this matter.

I received a letter today from a law firm saying that a lien has been placed due to an outstanding balance. As you can see in this thread, I took care of the outstanding promptly after receiving your letter in early August.

I received a letter about a late fee due to what I think must me paying the slightly wrong amount each month. I still haven't heard back on this email thread. Can you explain what my monthly payment is, how much of that is for paying back the loan, and when will it revert back to the regular amount? I definitely agree with the strategy to pay the loan back quickly. Thanks,

Water and Sewer is included in the condo fee as well as everything else in the budget for the common areas. All electric, gas and other utilities are the responsibility of the unit owner. Any in-unit work is unit owner responsibility.

Renter's fee is $100 per month, the owner has to live in the unit for at least one year before renting out if it is a new owner.

The Board is trying to pay back the loan quickly to cut on loan term fees and interest.

I have attached your account statement for the past year.

Is there a place in townsq where I can see how my condo fee is calculated? If not, can you tell me what it is at present? For example, how much is the regular condo fee, how much is the extra fee because we rent our unit, and is there in fact an interest payment related to the loan for the roof project and if so, how much is it, and how long will that go for? OMG. This makes me crazy.

1. They can’t get their billing communications in order and use email instead of snail mail.
2. They engaged lawyers without our consent, incurring legal fees they expect us to pay, which we should not.
3. An owner is make a good faith effort to pay and they send a legal document.
I’m not sure what to say about their financial incompetence.
Now back to my regularly scheduled programming.

Hello Eric,

I assure you the SPA trustees have not directed anyone to place a lien on your property because of confusion about and/or a delay in paying an outstanding HOA fee.  This step was taken by the accounting department of The Dartmouth Group (TDG), our management company.   The Trustees will take steps to improve the accounting services provided to SPA by TDG, including issues related to communication with owners about monthly fees and their timely payment.  

I’ve alerted our property manager, Shannon Wanger (copied on this email), about your complaint.  You should be in touch with her to resolve the issue/remove any lien on your property.
