Hi everyone,


I hope you’ve had a great summer!


I’m reaching out about an important project issue that seems to have gotten lost in the shuffle because I haven’t been actively pushing it forward.


Can anyone shed some light on when we have a planned roof inspection? Also, do you have any information on a system to address the roof drain issue?


Ken Reilly mentioned that he’d spoken with you all and that it’s all in your hands. Was he referring to the installation of Mule Hide to assist with this inspection?


I’m traveling quite a bit lately and won’t be around to supervise this. Since it’s a priority, I’d like to request the following:


- Regular and clear communication on the next steps for inspections.

- The date of the inspection.

- The attendees.

- How the results will be communicated.

- A special focus on the 3rd floor roof drain issue.

- Did we install any systems to hang staging for the pointing?

- Will the staging potentially damage our new $1mm roof?

- The roof is looking quite old now, with dust, dirt, and other debris. How are the seams doing? How can we check them?


The most crucial thing is to keep the board informed. We’ll all be volunteers seeking your valuable advice. Please let us know what the next steps are.

Hi Amy

I hope you’re doing well! I’ll let Lauren answer about the next inspection date. I did speak with Lauren about the drains and she suggested having AOC doing a monthly removal of leaves around the drains. It would be much more cost efficient than having Greylock do that monthly 

Can you please let me know when you have some time to schedule a quick call? I need to review a bill with you. Thanks!!

I can talk next Tuesday but I really am out of pocket. Jamie, maybe you could take over?

On the AOC drain cleaning I have to laugh. I’ve spent 18 years asking for AOC or CPC to do that. For a tickler system that has it on it. For someone to check and clean the drains and the roof regularly. And then to send a notice of it’s being done and a report on the condition. Though I’m curious if all those people who don’t stay on the walkways and use tools that could rip the rubber are a good idea either. I really need some help understanding this all. We are volunteers asking questions and wishing for help. Also on our roof warranty. I’ve already heard some dripping during a bad rain storm. I’ve been trying to get some attention on roof inspections and systems all summer, especially on the bump outs. 

It’s important that the following things get answered by someone:

- Regular and clear communication on the next steps for inspections.

- The date of the inspection.

- The attendees.

- How the results will be communicated.

- A special focus on the 3rd floor roof drain issue.

- Did we install any systems to hang staging for the pointing?

- Will the staging potentially damage our new $1mm roof?

- The roof is looking quite old now, with dust, dirt, and other debris. How are the seams doing? How can we check them?

Greylock has been catching up on leak calls over the last few weeks, but we’ll be scheduling our next quarterly inspection before the end of the month. Should we coordinate that time with you or Mike? If it would be easier, we can put dates on the calendar now for each of our quarterly inspections so everyone knows when to expect those (keeping in mind that it would be weather pending). During each of our inspections, we review the condition of the seams. Thus far, everything has looked good and there have been no issues, but we will continue to monitor them. We shouldn’t see any issues with the seams this early in the warranty period regardless of ponding.

I’m happy to put some dates on the calendar. I’m struggling with how The Dartmouth Group is handling this project moving forward. But in the effort to make this happen, how’s October 6th? I can be here to supervise and discuss. You are right that most roof things are looking and working well, but for the below-third-floor roof. Just took this shot this morning. It looks like the drain and pitch could be the issue. I’ve been trying to get the drain cleaning on a regular schedule but haven’t been successful.

If October 6th works, give me a time and I’ll put it on my calendar.

Hi Amy roof drains are to be cleared in April June August and December. I know CPC has been extremely busy I will put a work order in for them to do roof drain cleaning ASAP.
