Hello everyone,

First, thanks to Amy for getting us started on a search for a TDG replacement.   I agree we need to recruit some new blood (beyond the current 5 trustees) to participate in (perhaps even lead?) this process.    We should also check our current contract with TDG to identify the rather brief window of opportunity for making such a change in 2026.  

In the meanwhile, here is my latest update on activities (or lack thereof) of our current management team.

Mike M. called at 10AM today, as scheduled, to initiate our monthly phone call.   He really did sound mortally sick, so I stopped the call and asked him to let me know when he’s able to speak next week.  

Shannon and I had a long SPA walkthrough session on Thursday.  We made a useful survey of the structural and alarm status of our numerous SPA access doors (I’ll eventually share the map showing the condition of every door).  Upgrading our security system is the one capital task Matt Page agreed to complete in 2025.  Such a door survey will hopefully be a useful initial step in this process.   Shannon met with one more garage door vendor on Thursday and promises to provide a couple of more reasonable proposals for replacing our current door.   When we parted company on Thursday Shannon told me she was trying her best to improve her service to us etc..   I think she’s sincere, but…    

On Thursday I happened to notice 3 men wandering on the lawn outside my unit 107 while inspecting the wall of our old building.  I went out to ask why they were here.   Two of them were Criterium - Dudka employees; the third guy (Edward O’Rourke—he gave me his card) works for Atlantic Restoration.   Having apparently gotten feedback from Ken Reilly about our cement vs red brick walls, they were reassessing the status of our cement brick walls (old building).   Inspired by Amy’s pushback to Matt and Ken last Tuesday, I emphasized that we also expect informed feedback on the possible need for repointing parts of our red bricked new building—esp. along Sewall Ave.   Criterium-Dudka personnel will be here on Monday morning to inspect our roof job.   We can ask then about the results of their visit on Thursday.
