Hey all,

I wanted to update you on the positive developments with our building projects following my call with Ken from TDG today.

Project Leadership Change Ken has taken over our pointing project from Matt, which explains the recent acceleration in progress. I've addressed some initial miscommunication issues, and we're now moving forward smoothly.

Pointing Project Status

  • Testing is underway on the painted sections to assess the condition of the underlying cement
  • Ken is obtaining bids for the pointing work based on Criterium's specifications with the caveat that the painted part of the building is not to be completely striped but is to be patched which Criterium did not specify.
  • Additionally investigating a waterproofing product that would seal the building while improving its appearance by evening out spots

Unit 401 Follow-up Ken will be coordinating directly with Lauren Lima regarding the additional leak concerns in unit 401.

Roof Maintenance I also discussed our roof situation with Ken. He's arranging for an inspector to conduct a roof walk, specifically examining the drain on the third floor and ensuring overall roof integrity while we're still under warranty coverage. I’m not going to be here for that week so I”m attaching the roof project pdf and Shannon you will have to facilitate letting Ken’s vendor in. His name is Edix. 

All of these developments represent good news for our building's maintenance and long-term condition. I don’t have Ken’s email Shannon, if you could send it to me I’ll make sure he gets this and Edix is taken to each of the roofs and has to codes and keys required?

It’s a happy shiny email but it took me saying NO to Leo and I’m still not sure Ken isn’t some hot air. Complained about Criterion and the bricks. I had a meeting with Criterion and Matt didn’t make it the meeting.

Good morning all,

Attached is a rough map for Edix to do his walk through. He’ll be coming when I’m not in town so I’m just trying to help him find his way around. We’re hoping to have a good idea of how to manage the 3A roof drainage issue and to make sure we have a good direction to give Lauren Knollmeyer.

Hi all,

Well, it’s the last week in August, and as I said in previous emails, I’m out of town. Here’s an overview of what’s on my plate for the meeting since I’m unavailable.

  1. Ken has one more vendor who wants to look at the site for elevations, and then he’ll have bids in and give us an overview. 
    1. We will try to schedule a meeting in the beginning of September to go over all this. It’s important since there are a few units that are missing bird cage covers (401 & 306), and we need to get them taken care of before the winter. 
  2. He’s also scheduling a roof inspection, a second opinion, especially about the third floor roof. He will coordinate with Shannon. This is time-sensitive too since we have a warranty that will run out before we know it.
  3. Shannon any hope on my never-ending dream (pathetic as it is) is a down arrow on the elevator?
  4. It’s time to talk about rug cleaning….or replacement (gulp). Anyone want to be on that committee?
