Amy,
My apologies for contacting you while traveling but wanted to give you an update on items that I’ve discussed with your management and project team.
Unit: 401 or 403 The water leak that has been occurring for some time now. This has been checked multiple times and cured from information relayed to me. With the area not getting larger(stain) the leak is most likely fixed, and the owner might be looking to have the area cleaned and painted at no charge. The vendor who started this action should continue with it as it seems to be corrected. If there is an issue with a constant leak that cannot be located, I’m happy to help.
Re-Pointing As we discussed on the phone the scope of work has now changed, and I’m in agreement with you on how to handle the needed repairs. I had a call this morning with Matt and Bruce. The engineering firm is checking their availability this week to meet with the vendor to discuss elevations and the waterproofing. This will allow Criterium to correct their scope of work and you can have bidders bidding apples to apples. This is the best way to approach and the most cost-effective way to handle. When the meeting occurs he will need roof access to check anchor locations and possible staging connections.
Roofing You have multiple warranties according to the manufacturer and installer current that are active. If my team does an evaluation, it will include adhesion testing that could possibly void your roofing warranty. This is a key component for inspection of how the roofing material is attached. We use devices from Mule Hide that assists us in this type of inspection. I did speak with Lauren and Knollmeyer is aware of the issue and feel it might be a drain issue.
I want to help, but listing information above seems to box me out. My suggestion is to request the punch list and inspection reports after the project was completed. This will allow you to see if there were any issues with the roofing material or installation.

Sounds good. I’m in a meeting with projects today and have debriefed them already. A vendor wants to have one more meeting at the site with projects or Criterium for proposal, has to do with elevations. I’m scheduling a date for inspection hopefully next week and need to coordinate with Shannon for leak and roofing.
I have two 9am meetings scheduled this morning to attend virtually, any suggestions on how to handle this conflict.
