Is this something the condo should explore. As far as I can figure it’s a unit to unit issue. I could be wrong but we’ve spent a lot of money on the house that had nothing to do with common expenses.

This is being handled Billy Doran ran into a personal emergency and had to do a no show however another plumber is on the way to address this situation.

To be very clear. Unit B needs to pay for all the costs. And Unit A needs to call their insurance. This is not a condo cost.

Hi Amy,

 

The way condominium insurance works depends on where the leak is in the pipe.  If the pipe that is leaking only serves Unit B, before It funnels into the common pipe then it is unit owner responsibility. If the leak is found on the shared common straight pipe it is association responsibility to repair the pipe however, the association is not responsible for any carpentry repairs in units needed to make their unit whole If the water is leaking directly from the shower and not going into a pipe but missing the pipes altogether it is unit owner responsibility for pipe repair.

 

Most likely they will have to cut a hole through the ceiling of unit A to get a visual of the pipes that are hanging in the crevice/void between the units and below unit B.   Joan will have to absorb the cost for any carpentry work needed in her unit whether she chooses to run it through her HO6 policy or not.  The master policy has a $25,000 deductible so I do not see anything subrogating to the master policy.
