I was able to get a copy of the minutes from the October 2009 annual meeting from one of the co-owners.
Re. the increase to the reserve fund. My understanding was that the board was to call a meeting of the co-owners in December 2009 to discuss this increase before it was finalized. Instead, the report states that "effective January 1, 2010, the assessment to the owners for the common expenses will increase by 14%." This increase is less than 2 weeks away & there are co-owners who may be on tight budget & such an increase has not given them enough notice to pay this increase.
Why have we received such short notice? Is this a decision that the Board can make without a vote by the co-owners?

I don't have a car either but I think that because these are considered common elements that all co-owners have to pay, even those who don't have any of the above.
It should be interesting to hear their excuse for giving us less than 2 weeks notice re. the 14% increase.

Yes, there was talk about building up the reserve fund. I remember the conversation also. What wasn't discussed was what the possible increase would be & when. The Board should have mentioned what could the increase could possibly have been even though they may not have known themselves. 14% is a huge increase & one that some owners may not be able to pay with only 13 days notice.
Also, those who are acting on our behalf should be keeping us informed....sooner...rather than later. As I mentioned in the previous e-mails, if there wasn't going to a co-owners meeting before the end of the year, then we should have been told, as we were told that there would be one.
Perhaps at the next meeting, everyone who has access to e-mail can give the Board their e-mail addresses & they can contact us as soon as they know what is going on. We can then be better prepared. It's a suggestion that I will present to everyone at the meeting.
So, I guess that we will enjoy the festive days ahead, the time off (if you get it) & then prepare ourselves for what lies ahead......with this building & the repairs.
