If Elected Governor, Sam Sloan will abolish All Rent Control Laws

If elected Governor, I will abolish rent control, which has strangled
the economic development of the city.

I will have the ability to abolish Rent Control, because it has to be
renewed every few years.

The only large city in America with this kind of rent control is New
York City. Other cities have vacancy de-control. When the tenant dies
or moves out, the apartment goes back on the free market. However, in
New York City, when the tenant dies or moves out, the landlord can
only raise the rent for the next tenant a small percentage. Also, when
the tenant dies, his relatives or his gay partner can move in and
claim to have inherited the low-rent apartment. Many apartments have
passed from generation to generation for the last 67 years since rent
control started in 1943.

In New York State, most upstate assemblymen are Republicans and are
opposed to rent control. In New York City, the Democrats are in
control and they wish to expand rent control. There is right now
legislation pending to restore Rent Control to a hundred thousand New
York City apartments that have been de-controlled in recent years.
This is because the Democrats now control the New York State
Legislature, but only by a bare margin. Fortunately, the recent New
York governors have had personal problems with girls and thus their
measures to bring in more rent control have not yet passed.

"What", you say, "about homelessness, because if rent control is
abolished, rents will skyrocket, elderly people will be thrown on the
street and children will be destitute."

Not only is this not true, but it applies to few people. In order to
be rent controlled, an apartment must have been continuously occupied
by the same people since before July 1, 1971, which is 39 years ago.
Also, rent control does not apply to public housing projects. The area
which is most affected by Rent Control is the Upper East Side of
Manhattan. That is where the rich people, the fat cats live in their
luxury three-bedroom apartments for which they pay only $185 per
month. You ask, "How did they get to be so rich." The answer: They got
rich because, for the past 39 years, they have been living virtually
rent free.

Rent Control has been a big fraud. It does not help the people is
claims to help. It depresses property values throughout the city. New
York City has the most restrictive Rent Control Laws in the USA. In
other cities like San Francisco, the unit is decontrolled once the
tenant moves out. This is called “vacancy decontrol”. Only in New York
City, if the tenant moves out, the landlord must charge the new tenant
not more than the previous tenant's rent, plus 10%.

Many people fear the abolition of rent control believing that it will
cause out rents to go sky-high. This is not true. To the contrary, the
abolition of rent control will cause rents to go down. This is because
Rent Control has caused the illegal “warehousing” of apartments. When
a tenant dies or moves out, the landlord is often unwilling to rent
the unit to a new tenant because under the rules of the Rent
Guidelines Board he can only raise the rent about 10%. Because costs
have been skyrocketing, the landlord will have to rent the apartment
at a rent lower than what he pays for heat and hot water. Those of us
who have been complaining about a lack of heat in out apartments must
learn to understand: Your landlord does not give you heat because your
rent is so low he will go bankrupt.

An estimated 15-20% of all New York City apartments are “warehoused”.
These apartments have been left vacant by the landlord because the
legal rent he can charge is less than the cost of providing heat and
hot water to the apartment. If Rent Control is abolished, all these
vacant warehoused apartments will come back on the free market and the
overall rents will go down.

There is one way to make your landlord happy. That it to die, so that
he will not have to support you, unless your relatives or gay partners
move in and claim to have inherited your apartment. Gay Rights laws
have passed so that a gay can inherit the rent controlled apartment of
his deceased lover.

This is not a joke. Every year in New York City, a few landlords kill
their tenants and a few tenants kill their landlords, because of Rent
Control.

Abolish Rent Control Today and stop the killing.

Disclosure: Sam Sloan is not a landlord. Sam Sloan is a tenant living
in a rent stabilized apartment for which he pays far less than the
market rent due to the rent stabilization laws. 25% of the apartments
in the apartment building in which Sam Sloan lives are vacant and
warehoused because the landlord is not allowed to charge market rent
for those apartments.

Sorry, but I disagree.

In this article, Redlich says that he opposes the imposition of a new
"soda tax".

However, what the voters really care about is a reduction of existing
taxes. So far, Redlich has not spoken at all about reducing taxes.

I have a plan to eliminate New York State Income Tax altogether, as
follows:

1. Eliminate all rent regulations, which will being development money
to the city and the state.

2. Stop the drug war.

3. A massive release on parole of non-violent prisoners including drug
users.

I have yet to see anything from Redlich that embraces the Libertarian
philosophy.

your rent is subsidized.

Is this true? The page purports to be from your son.

If true, doesn't this affect your credibility on this issue?

Bigger question - what have you been doing on your campaign so far?

Dear Mr. Redlich,

I live in the Bronx. It is not true that I live in Section 8 Housing.
I must tell you that my son is seriously mentally ill and nothing he
says can be believed.

However, even if it were true I do not see how it would affect my
credibility on this issue. Everybody in New York City is affected by
the rent control situation. Either they benefit from Rent Control,
such as those who pay $150 per month to live in luxury thee-bedroom
apartments on the Upper East Side, or they are hurt by rent control,
such as landlords and builing owners who cannot charge a fair rent for
their properties.

How is your campaign for the Republican Party nomination for Governor
of New York State going?

Since you have engaged me on this issue, and since you are running
against me and the hooker for the Libertarian Party nomination, why
don't you tell us what your stand is on this issue?

Do you agree that all Rent Control in New York State should be
abolished?

On the subject of rent control, should property owners who are
prohibited from setting rents at market rates be compensated for their
losses under eminent domain laws?

The law says I can only charge $100/month for rent, but the cost of my
property mortgage/taxes/utilities/etc. comes out to $500/month per unit.
Will the government compensate me for the losses?

So far, you have not told us your position on anything, except that
you are against the proposed Soda Tax which is unlikely to be
implemented.

You still have not answered that question either!

If you want to be a Libertarian Candidate it is reasonable that you be
required to take some Libertarian positions on issues. The Libertarian
party has had a lot of bad experiences nominating people who were not
really Libertarians. Usually, we found out too late that they we were
against us, not for us.

We do not expect you to adopt the Libertarian Position on all issues,
but you should take at least a few of our positions.

For example:

1. Do you favor the legalization of marijuana? Please answer either
"yes" or "no".

2. Do you favor the abolishing rent control and rent regulation?
Please answer "yes" or "no".

3. Do you favor the legalization of prostitution? Please answer "yes"
or 'no".

In asking the questions above, I have avoided asking the hard
questions. Every Libertarian will give the right answer to these
questions and I feel that anybody who gives the wrong answer to these
fairly simple questions should not be a Libertarian Party candidate.

I have another question:

You were brought to our attention by a Libertarian who twice ran for
office in the Albany Area and you served as his campaign manager.

Yet, both times he failed to get on the ballot.

We expect our candidates to pitch in to get us on the ballot including
standing on the street and collecting signatures. You have not
promised to do that.

In addition, you have stated that you will not spend any of your own
money, not one dime, to run for Governor of New York State. I believe
that you said that your wife will not allow it.

Since you are not willing to spend any money nor are you willing to
work and the candidate for whom you were the campaign manager still
has never gotten on the ballot, do you think that it is reasonable
that we take the big risk that making you our candidate for Governor
of New York State entails?

In all fairness Sam there are MANY people who think YOU are mentally
ill to a greater or lesser degree. BTW whatever happened to your VOTE
for Sam Sloan for the USCF campaign?!?

Dear Mr. Redlich,

Apparently you have no clue. Everything I write is publicly posted and
is read by at least 10,000 people. I have a wide following.

I also think that your positions are bad strategy and not especially
Libertarian. Here is a direct quote from your website:

"Warren and the team will deliver real change by cutting spending,
eliminating unnecessary programs, and capping public sector pay and
pensions. Read the issues to find out more."

The only program you say that you want to eliminate is the program for
the Economic Development of the State of New York. While Libertarians
agree with you on that, I would not make that the number one priority.

"capping public sector pay and pensions" seems to me like bad strategy
too. I believe that this will scare all New York State and New York
City employees into voting against you. Do you want to alienate such a
large section of the voting public?

By contrast, here are my publicly announced positions, and not just
posted on an obscure website that almost nobody reads.

If I am elected Governor of New York State, I will work to:

1. Abolish all laws for the criminal possession and use of drugs.

2. Eliminate all rent control laws

3. Abolish almost all laws against "victimless crimes".

4. I plan a massive release of prisoners from the jails. I am
estimating that at least 10,000 prisoners will be released within the
first month that I take office. The real number will probably be much
higher. These cases will have to be reviewed, but I conservatively
estimate that 50% of all prisoners will be released.

5. All of the above changes will save the taxpayers money. With these
changes I will be able to greatly reduce or completely eliminate all
New York State Income taxes.

Frankly, I am surprised that you are bragging about this. Again,

I believe it was Taylor Kingston who a few months ago posted a link to
a video proving that you can conduct a poll that proves anything you
want it to prove just by the way that you ask the questions.

Does anybody have a link to that video? I want to use it.

Here, Warren Redlich, a candidate for Governor of New York State
running against a well-endowed hooker plus me got 3-4% in a poll
against the two front-runners.

Redlich claims that this proves that he would get 50,000 votes if the
election were held today.

His claim is ridiculous, but I want to use this video to illustrate
it.

Sorry, but I disagree. Not only is the word "Libertarian" not used in
the poll but one of the pollsters implies that Redlich is running as a
Republican. Here is a quote:

I believe that the "western New York Republican businessman" is
Redlich.

Redlich plans to run both as a Republican and as a Libertarian. If he
really does get 140,000 votes they would be divided between the two
parties with the Republican line getting the Lion's Share.

We have a more serious problem with Kristin Davis. She plans to run
for Governor both as a Libertarian and on her own newly formed
"Personal Choice Party". She will have to get more than 100,000 votes
split evenly between the two parties to get us both ballot lines.

These early polls mean almost nothing. Remember in the early stages of
the last presidential election, Rudy Giuliani was way ahead with 41%
and John McCain was dead last with 1.5 %.

Please note that this poll was commissioned by the Seneca Nation, an
Indian Tribe that wants to sell tax free tobacco and gasoline and
wants to open a Gambling Casino in Upstate New York. Thus, the poll is
likely to be biased in favor of their interests.

I do agree that it was good that Redlich was at least included in the
poll, which gives us a little bit of exposure.
