AWARD BIOS flashing problem

I tried to flash the bios on an old motherboard I have and the flashing
utility gave me the following warning:
System was not new AWARD BIOS version. Please update ROM BIOS first....

Any ideas as to how I can "update ROM BIOS first"? I tried searching
online but can't come up with any answers. Instructions on how to do it
or where to look would be greatly appreciated.

Make sure you're using the latest flashing program (and BIOS file) for the
motherboard in question. Asus motherboards, for example, used to ship with
an older version of the flash program that doesn't work with the newer
BIOSes. Check at the manufacturer's website for both.

Sounds like you need a new Bios ROM Chip. Maybe your old motherboard does
not have flash bios support?

Did that, still no go. I resorted to different versions of the award
flashing utility and different versions of the bios to see if that would
work and still nothing.

I thought the same thing in the beginning but according to:
http://www.ping.be/bios/
under the faq/"How to determine if you system has a flash bios chip?"
section it is supposed to be flashable. It is an SST PH29EE010.

It may be easier for me to find a another used motherboard!
