If the Moose club and churches can have private campgrounds limited to
customers aligned with their charters, why not hackerspaces?

The region between Hawthorne and Palatka in Putnam county contains
lots of campgrounds for seasonal-length rentals, some of which have
presumably fallen on hard times as fishing tourism has slowed. Find a
small campground for sale which for privacy is not visible from a main
highway. Find one which is a business failure but hasn't ceased
operation, so no permitting approval is necessary to restart
operations. Such a permit is likely to require facility upgrades to
meet new codes. Try to find one which is not in business trouble
because the previous occupants were fans of Breaking Bad. Lease this
campground from the existing owner for 99 years, but define terms for
you to end the lease. Leases often save you taxes vs. "owning".
Getting the credit from the motivated owner avoids needing to convince
a bank of a lending decision. Form a C corp to own the campground.
Hire an accountant and a lawyer hourly from the Gainesville
entreprenurial community so the paperwork gets done in a boringly
ordinary manner and stays up to date.

----- Background

"Campgrounds" contain "Recreational Vehicles". "Recreational
Vehicles" may have their own drivetrain, or not. "Recreational
Vehicles" without drivetrains are sized to be towed by compact cars up
to 5th wheel pickups, without a special driver's license.
"Recreational Vehicles" come in the "Park Model" variation, which
doesn't have tanks for fresh water and sewage and are intended to be
plumbed into these. Fiberglass egg models such as the Scamp and
Casita are not a leak-fest. http://www.fiberglassrv.com suggests
there are 50 makers, Scamp and Casita are just well known. I am not
familar with fiberglassrv.com, it came up in a google. In sunny rainy
Florida, recreational vehicles benefit from being under a plastic tarp
over galvanized frame shelter for first-pass sun and rain shade. Pick
a shelter several feet larger than the RV footprint so the sun and
rain doesn't hit the sides so much. Waldo flea market has the
cheapest prices and largest selection I've found.

"Trailer Parks" contain "Mobile Homes". "Mobile Homes" can be
licensed as a motor vehicle, which reduces taxes but makes them
ineligible for a mortgage. "Mobile Homes" can be licensed as a
permanent structure, which creates a real estate tax liability but
makes them eligible for a mortgage. Mobile homes tolerate two moves,
the original delivery and one more move, then they fall apart. To
move a mobile home requires a special large truck and I assume a
special driver's license.
