Just want to share the update on property tax:
Hard Facts:
1. The tax till 2004 has to be paid per the ratable value. Donot believe people who have a personal interpretation of this important tax.
2. All in our society got the MCD notice on property tax payable under the ratable value system and we decided to settle this.
3. Mar 15th is the last date till which one has to file an application (a new one is needed even if you previously submitted/challenged the assessment) to avail amnesty and the cases have to be settled by March 31st.
How to calculate the TAX (Its very simple and easy)
1. I have summarized the understanding that I have as follows:
a. Step 1: Find out Cost of Construction
b. Step 2: 8.5% of cost is the ratable value (RV)
c. Step 3: on first 1000 of RV—Tax is 10%, on balance tax is 20%
Establishing Cost of construction (If you have documents to prove the construction cost it is fine, just skip this part)
1. Find out the area of your flat
2. Multiply the area with a CPWD plinth area rate (its available on net)
a. CPWD published the plinth area rates in 1992 and then every year they publish a number “Cost of construction Index” (its on CPWD website, if you donot get this , just email me the year, I will respond back)
b. So in CPWD rate in 1992 was 2810/- per sqmt and your flat was made in 1999, then index number was 158. SO you would multiply 2810 * 1.58 = rs 4439.8 per sqmt. This translates to about Rs 413 per sqft.
c. For a flat built in 1992, you can assume cost of construction as Maximum 413/sqft.
1 sqm = 10.76 sqft
Whatever you hear, remember to settle this pending issue. It will be easy for your children and future generation when they sell the property.

Dear Sir,
Dwarka Forum thanks you for starting Depot at Sector-8, Dwarka to provide public transport facilities to about six lakh residents of Dwarka and its nearby localities. We also request for an early start of the depot / terminal at sector 2, Dwarka and on being a main road, it can work as a main serving point for the residents.
But apart from starting this depot, we bring to your kind notice that, majority of the residents still feels that existing facilities are presently underutilized and needs better planning to serve the people and to increase the earning of the Corporation. Residents are not well aware about the existing routes and buses time-table of the bus services in Dwarka. In the past, representation had been made to DTC by various citizens’ forums of Dwarka but still, no visible actions have been noticed in this regard. It is again suggested that route maps and time-tables should be displayed at conspicuous places in Dwarka including at the starting point of buses, all the metro stations and at main markets. From time to time, we have given suggestions for better utilization of Dwarka Circular Sewa but no action on the ground is visible or informed. In the absence of this, it this service do not get the desired results, the DTC will have to share the responsibility for this at large.
For serving the greater number of residents and for ensuring optimum utilization of the available resources for an efficient and balanced Public Road Transport system Dwarka Forum has invited suggestions from the residents all sectors keeping in mind the following:
1. Routes must support local commuting with-in Dwarka.
2. Enhance revenue of the Corporation.
3. Connecting Dwarka with major points of Delhi and NCR.
4. Touches Main Markets of Dwarka.
5. Touches minimum 1-2 metro stations.
6. Few Common junctions/intersections in Dwarka- where commuters can change the buses as per their requirement.
7. Shortest possible route within Dwarka to reduce total commuting time.
8. At least one-two bus routes available in all the sectors.
9. Touching maximum schools/collages, hospitals etc.
10. Buses starts/terminates at different roads/terminals of various sectors of Dwarka to avoid traffic jams on one stretch and to serve all sectors of Dwarka.
11. Surrounded villages/localities are served.
12. Avoiding running parallel routes to the Metro Rail.
Information gathered from the residents is enclosed at Annexure -1. You are requested to review and re-organize the existing routes and also start additional bus routes up to maximum extent possible.
We are ready to extend all possible support to your officials in regard and if we get the detailed time table and route scheduling, we will spread this information to the residents through local media, our blog of 2200 members, through other Residents Welfare and Market Associations.
We are confident that with the joint efforts of the Forum and DTC, we will be able to enhance the revenue of the Corporation manifold, while serving the needs of the commuters of the Dwarka in a better way.

As our Charterred Bus give a miss three-four times last month, I spoke
to Shri S.S. Mishra, DTC Depot Manager, Sector 8 to help us by
introducing one special A/C bus service between Dwarka and CGO Complex
for the for the benefil of office-goers. Shri Mishra informed me that
since they do not have any approved route between these points nothing
can be done. After repeated telephone calls, Shri Mishra advised me to
contact the Dy. Chief General Manager (Traffic) at Scindia House.
Since I could not contact him on telephone, nothing further has
happended.
I think you may take up this issue during the meeting next week with
DTC.
