What Comes First...the Chicken or the Egg

Asides from community which we know to the real thing that comes first..which comes first between THE MONEY or THE REAL ESTATE?

Trying to understand the process of opening a new space. Do I need to secure finance BEFORE looking at space (and when I look at space, should I have an architect in tow) or should I find a potential space (or spaces) THEN find (or raise money)?
