Here are some reasons for legacy

Appreciation. What you pay today for a legacy unit which you decide to sell 10 years later may very well make a profit which not only repays you for cost but also 10 years of maintenance fees  plus a profit 

We have 3 units for week 52 as our daughter and family want to be here when we are here and about 20 of our and their dear friends and relations come same week. 

You will pay for the maintenance increases any way as the owners you rent from will want to rent it for more to cover the increase

Also coming the same week every year as meant we have met some wonderful people that we get to see every year

The sales staff never pressured us to buy. They told us about it and we got a free lunch. We have great respect for the sales force!

Desperate we offered the remaining years for "Free" and posted on groups, and did have several interested parties which seemed sincere. In addition management also chimed in and explained that we should just donate our remaining years back to the club and this would help the "employee fund" after a recent hurricane, furthermore also explained that they would prefer this considering they were selling Legacy Contracts and didn't want folks to think they are worthless without value.
We have since however rented when needed which has offered us much more flexibility with unit choices and timing, so still we have never really understood any advantages of a Legacy other than paying big upfront for the same unit, same week and the privilege of paying the increases as management so determines each year along with a very cloudy exit strategy if needed.  Thoughts???

I'm not sure I understand the purpose of you posting on this site - Which I was to the belief was for OWNERS ONLY.  Everyone owns for their own reason, and I find it rude that you seem to be on here for the soul purpose of calling us all suckers for investing in a property when you can log on to this site and sponge off of our investments. You had a very sweet deal with your purchase for $1000.00. I am sorry that you don't feel that your money was well spent. The great thing is that you and I both have the choice on where we spend our hard earned dollars. My question to you is if you are so unhappy with Club Cascadas why do you keep coming back? I for one would rather loose my maintenance fees by allowing any of my units to sit empty before I will rent them out to a leach. 

It is real simple - If you need convincing then it is not for you.

Stop trying to prove yourself smarter than the rest of us - You look like an Ass. (Sorry)

I was fortunate enough to have a parent that purchased a unit in Cascadas in the 1980's.  
They invited us often and we fell in love with the Club, the worker/family, and Cabo.
As they aged, they sold their unit and we purchased it.  We continued to enjoy the Club,
but watched Cabo grow into to Southern California & the cruise ships began coming.
We aged ... and decided not to purchase the Legacy.  But, our 3rd generation-Cabo-kids
purchased the Legacy and plan to spend many happy, safe years at Cascadas with
their children.
I write this because technically we are no longer owners, but I hope to remain on the 
mailing list so I can rent a unit whenever possible for us.  Our family has grown up with
Cascadas & its family & we will forever be grateful that we "found" Cabo & Cascadas.

From my perspective Club Cascadas was a wise choice for both investment and enjoying Family Vacations.  I have been a member for 12 years and own 9 weeks in various units.  These 9 weeks are concentrated in weeks 29-32.  We house 14-20 Family members, and growing, during these weeks.  The friendships and family fun have built lasting memories.  The cost of renting 9 units ranging from 3-5 bedrooms at a comparable resort, steps from the beach, costs $600-$2500/night.  63 Nights @ the minimum of $600/night = $37800 for the family vacation and the units will not compare to the Perla, Villa Sol, or Magdelena units I own.  My Maintenance fees for Club Cascadas run $14,800/year  therefore, I am saving a minimum of  $23,000/year for the vacation we always have an always will take together.  When my wife and I die the children will inherit the Units and hopefully continue the tradition and understand the value of family time together and the investment in beach front property in one of the fastest growing vacation spots in the world. 

I have sold units before and for a profit.  I bought most of my legacies many years ago and appreciate the fact that they have tripled in value.  

Club Cascadas is not for everyone but it certainly fits my family's  needs and desires.  Rental units are often available in 1 and sometimes 2 bedrooms but good luck renting a Perla, Magdelena, or a Casa Gidings Unit.  

I own Timeshares in Colorado and Florida and Club Cascadas.  Club Cascadas is the only timeshare I have owned that has increased in value an the Maintenance fees at Cascadas are 25-40% less at Cascadas with double the amenities and enjoyment.

If you don't own, you should,  Rentals for great units are hard to come by these days.

Pretty harsh words Emburfarms. I don’t believe anyone said they didn’t like Cascadas. I for one said how much I LOVE IT! And I have been an owner for the past 3 years so I am/was qualified to be on here. I would in fact buy a unit if the price was less. You are right, one of the best vacations we have had, not one single thing to complain about other than the upfront cost NOW. I would love to rent again sometime and certainly wouldn’t consider myself a leach when I am happy to pay as I have done before with extra units for family.
Cascadas is a wonderful beautiful fun vacation spot that other places don’t even compare too!

10 years ago we purchased our Perla for $28000
It is now worth                                           $65000
We have made over the 10 yrs                 $37000
That is $3700 a year
Even if we don’t net out the hole $37000 it still makes for a cheap vacation
If we sold we would get all our money back plus about $10000 that is a $1000 a year profit.
Deduct maintenance fee of $1800 yr we pay $800 for our week in our Villa, that is $114 per nt
You can’t stay at Motel 6 for that
We stay in a Villa that you can’t find at any other resort in Cabo or anywhere at that price.
Our Villa is 3400 sq ft 3 bedrooms 3 1/2 bath, private pool / spa and is beautiful!
It works for us!

kcpritch - I apologize if you found my choice of words harsh, and believe me they were not directed at anyone other than the individual posting originally. I see that somehow all of their comments have been deleted so I won't waste either of our time defending myself with he said/ she said comments. The point of this site was so that we could network with other owners, for the good of the Club and our vacation time. So we can trade/ rent weeks with others as they are needed with individuals that we know will appreciate Cascadas as much as we do.  I have rented out several of my weeks in the past, and will continue to do so, but not to someone who is going to insult my intelligence for having invested in the property so they can "go for free". As non-investors it bothers me when they continue to devalue a place that many people hold dear - for so many different reasons.
