Hello Everyone,

 

The Letter of Intent is dated January 16, 2018 and was received at the Boston Planning & Development Agency (BPDA) on January 17, 2018.  This is the first time I have seen the posting on the BPDA website.

 

This project will require large project review, therefore if you are interested in serving on the Impact Advisory Group (IAG) follow the instructions on my email “Boston Planning & Development Agency (BPDA) Impact Advisory Group (IAG)” dated 2/2/2018.

The proposed project consists of an approximately 53,800 GSF building with 54 residential units and 35 below-grade parking spaces, along with 1,500 SF of indoor amenity space and 3,850 SF of outdoor amenity space. The project will be located on a 0.4 acre site (17,640 SF) with height ranging from approximately thirty-one feet along North Beacon Street, to approximately sixty-nine feet in the deepest pocket of the site, furthest from North Beacon Street.

The Letter of Intent is dated October 5, 2017 and was received at the Boston Planning & Development Agency (BPDA) on October 6, 2017.  The project has yet to be posted on the BPDA website.  The proponents did appear before the Allston Civic Association Executive Board on January 9, 2018

"Herb Chambers proposes to develop a new Jaguar Land Rover auto dealership (the “Project”) at the locations currently occupied by the Herb Chambers Honda and Infiniti and Honda dealerships at 1186-1190 and 1192-1198 Commonwealth Avenue (presently Honda and Infiniti, respectively). The proponent’s intent is to develop a category-leading, first-class new facility that will contribute meaningfully to the Commonwealth Avenue streetscape."

Thanks, Tony.  That’s good news for a change — a project that is not trying to be too tall and too dense (under zoning, the height limit on Comm. Ave. is 55 feet — so they are exceeding it only by 4.5 feet).

I think it’s good that commercial use will continue, because A-B also needs places where people can work (not just housing) — and since this project appears to be self-sufficient in terms of parking, it won’t be contributing to overloading the B trolley.

Still, if someone has time to serve on this IAG, this would be a good opportunity to get Community Benefits for landscape improvements on Comm. Ave. — not just directly in front of the development, but farther out — wherever Comm. Ave. medians and other green areas have dead/damaged or missing trees (there are many such spots). Some ornamental plantings/landscaping would also be desirable.

Tony, how many units are they proposing?  Rentals?

It’s the Herb Chambers car dealership.  That part of Comm. Ave. is full of rental apartment buildings (unlike the area near the Reservoir, which has a fair number of condos) — so if there ever was an argument for homeownership to balance things out, it makes sense to make it with this development.

The Project Notification Form is dated February 21, 2018 and it appears that is when the project was posted on the BPDA website.

Thank you, Tony, for your vigilance.

This project proposes 211 market-rate rental units, and only 38 homeownership units — but the latter are income-restricted (and in a separate 4 story building, while the rentals are in 6 story buildings).  The development is kind of out of the way, located between major roads (Soldiers Field Rd. and Leo Birmingham Pkwy), and has no direct residential abutters. Still, I hope that some experienced community people will ask to be put on the IAG, to ensure that the development is well done visually, provides a good quality of life for future residents, and is overall an asset to Brighton.
