        This is the rescheduled meeting from February 6 because of weather. The meeting can be inside the building, the owner's representative says.
       The fairly new owners of the property -- a large single-family on a hill at the intersection of Wallingford Road – have scheduled this  meeting to reveal their proposal to raze this prominently located building and replace it with a six-unit building with at least three stories. They also propose to demolish the dilapidated garage that is part of the parcel. (The garage is a separate building around the corner on Wallingford.)  They propose to have some garage space.   .  

 

     The meeting will be held at the building from 5:30 to 6:30 pm.  Even though it is referred to as an “abutters’ meeting,” in fact anyone in the community may attend. This property is in a key location and whatever goes there in place of the large single family would have a significant impact on the “look” of this area of Commonwealth Avenue.  This is a prime opportunity to push for condominiums with owner-occupancy requirements in the condo documents, regardless of the size of the building.     

 

      As I relayed before, based on my research, the owner of the property is a limited liability corporation, 1777 Commonwealth Avenue LLC, but the principals of the LLC are two businesspeople who have a broad range of real estate holdings. The principals are George Frangiadakis of Westwood and George Deligiannides of Swampscott, who operate Costas Provisions, which is based on Southampton Street in Boston and distributes food to restaurants.   To get a sense of the extent of their real estate activity and business interests, all you need to do is go to this link for the Mass Secretary of State’s office and plug in each of their names in the section for “search by an individual name.”

     By way of background, this property is located in the Aberdeen Architectural Conservation District, and will be subject to the review of the Architectural Commission in terms of how it looks from the perspective of Comm Ave and Wallingford Road.

Good morning all.  I did touch base with Eric Hill, Preservation Planner with the Boston Landmarks Commission.  He said he did receive an email from the new owners and he told them that the property is indeed within the historic district and from what he has seen of the property there is zero reason that it should be demolished. Any work to the exterior or demolition proposals would need to be reviewed by the Aberdeen Commission.  He added that since he has been in his role, there have been no approved demolitions in the district and from what he has seen it is nearly impossible to get a historic structure demolished in the historic districts.

He said if anyone has questions feel free to email him and he can explain the process and protocol for demolition requests.
