Regarding window cleaning

Does the scope of work on window cleaning include the metal paneling on the ledges outside the balconies (expecially on 4th floor)? They are caked with dirt and should be cleaned while they are up there.

I don't think it's included, but I don 't mind adding it.  Is it the same on all the ledges' metal panels?

I can only speak to what I see on the 4th floor. the whole ledge is a mess. though not noticeable from the street it is easily seen by 4th floor resident and it's not good. Kyle actually cleans it through our railing occasionally. They were cleaned on previous window cleanings but not sure we have the same vendor. It really needs to be scrubbed and sprayed off.

Joe, you might have to be a bit more explanatory for Tim or Amanda to understand what needs to be done.

Amanda, the entire flashing needs to be done. I copy board on this. How can we approve this while they are up there? Will be more expensive if done later.

I talked with one of the MBS workers yesterday.  I asked if they were cleaning ALL the metal “ledges" on the 4th floor.  I believe what he said was only under the windows and anywhere they left their prints (?).  I asked the resident of 421 (Matt) if they cleaned all the metal and he said they only cleaned the windows.  I was not in a position to ask to see and take any pictures that may show what may have been missed.

I talked with Margo yesterday who mentioned the metal “flashing” (may be a better term than ledges) that MBS may or may not be addressing.  They won't be doing her unit until next week.  I would suggest contacting someone on the 4th floor of the Raleigh whose unit was done yesterday to confirm whether they are doing what we expected or hoped for.

Under the circumstances, I suppose we could authorize (approve) the expansion of the scope right now and follow it with an approval at the next board meeting. We would still approve the revised scope during a board meeting prior to invoicing and the expenditure.
