relatively structure doesn't takes much time and money.. .builders usually finish the structure on time because installments are linked to it.. the main issue is in finishing... lets see how does the work progresses of that... finishing takes most of the money.. With 60% installment already paid not much money is left for finishing...

Lokesh ji you r 100% correct.maximum project doing same way grab  money  in 12 month from customers  and use that money for buying new land.hope they not do same thing.

Dear Cubix flat buyers,
Good morning and good wishes,
I do agree with most of the member's view that completing structure may not take much time and resource.
Generally builder delay project in finishing and completion which causes most financial loss to buyers as they need to wait for possession and at the same time they need to pay EMI for loan taken and bear rental expenditure.
Though while visiting the office of CUBIX in delhi i met with Mr. Satpal Lohia jee, associated with the project on behalf of builder,. During discussion he assured that the project will be model project and will be built and possession offered  before time.
We need to believe to the commitment  and hope for better prospects.
This is only hope and we have to wait for reality.
As far as present situation is concerned the progress are up to the mark  .
I thank all the active members for latest updates and wish good and cooperative approach which  ultimately keeps us in touch, united and updated .
Together we may press the builder for early completion and offer of possession of units.

Hello everyone!!

Thanks for the updates! I want to add my 2 cents.

See there is no doubt builder is cash rich and having the good intentions to deliver the project but please don't forget only 4 towers has been launched so far and rest 5 towers are yet to be launched. 

Form price appreciation and resale perspective it is still in questions as being market is stagnant since last 2 years. If we go by BBA, they should complete this project by October 2016 (completing 44 months since BBA signed). I still feel more than 50% of work is still remaining and achieving 2016 date for possession might be little bit challenging. I hope by that time market picks up!!

It's very true Shiv KUMAR ji..on top of it what I can say as of now is that the intent of the builder is to deliver a quality product. The construction quality is good. The only thing they lack is the media and the advertisement focus. Also the drawback in the project is the loading area. DPL homes is providing 2bhk in 980 sq ft area, whereas ours is 1300 sq ft. Although the room sizes in Cubix are bit larger but still they are not enough to cope up with the extra loading in the project. This may be one of the reasons builder is finding hard to liquidate its unsold inventory. But be rest assured of getting a quality product :).

Dear Sir,
The resale in present situation is almost imposible. Most of the project in near vicinity are being sold at comparativly lower price as we have purchased long back.
We need to wait . The resale vale depends upon the type of finishinf and developmental facility proposed to be provided by builder.
The builder has promished that they would be building a model project with lavis facilities in the project.
We need to beleave the builder as they have lots of pending inventory to sale & all this depend on their development.

I intend to hilight here that the builder may be charging higher developmental charged from us . Is any one of you are aware about the procedure / authority to whome we may verify the same. If posible please let me know. We may seek an Information through a RTI from concerned HUDA office to verify the same.

EDC is to be deposited to the HUDA and the same can be verifiedon HUDA site. It varies from town to town. Even in dharuhera builders are charging at their own will, which in no way is justified. Regarding resale as such there is none. It has been rightly said that it depends upon the type of amenities specifications and the finishing builder provides. At the moment builders stakes are much larger than ours, reason being, the unsold inventory. Again I will say, be prepared to get  a quality product. The only concern in the project is the large loading area in the project...cheers and keep writing.
