In our organization we have various CSR ( Corporate Social Responsibility ) initiatives. One of the key one in our Outreach program is connect with children in various localities. In this scheme associates from our organization go to various localities and interact with kids ( often the less privileged ones ). Sometimes our associates teach , some other time they just listen to whatever kids have to say and help by providing their insights or collectively provide some solutions to any topic brought up by the participants.

 

Recently one incidence was narrated to me by one such Outreach volunteer. The situation closely mirrors our situation @ Sugam Sabuj , so I thought let me share it with the wider audience of our complex ( home for few , house for many ).

 

Here u go ( verbatim by the associate , I have changed the location and names ) –

 

I  have been visiting a locality near Bantala. We meet on Saturdays and Sundays. Kids from nearby locality come over , we read , have fun , play and talk about various things. Over the months I got attached to the kids and they became very comfortable in sharing their trials and tribulations with me. Interacting with them I wondered how they can be so lively in spite of the hardships they endured in their daily life.

 

With the onset of monsoon the attendance gradually dwindled , I thought maybe they were unable to come due to lack of umbrella / rain coats ( the home made ones ). One weekend no one came. I was very angry , I thought – “Why am I wasting my time here?”.  Still I made it there the next weekend.  A no show once again. On the 3rd weekend I was surprised by a full house , the whole crowd was there. I started talking to them and the slowly the reason behind their absence came out. The ring leader ( he was the most active kid in that group , sharp and witty ) explained - in our locality the road is Kuchha ( not paved ) and in the monsoons due to slush / mud it becomes non navigable even for pedestrians. Few weeks ago all the folks in the locality met and decided to repair the road. We ran from pillar to post , self-contributed , put in our own labour and made it navigable for all.  He concluded – “Dada it is our road and we fixed it”.

 

Things were fine for few more weeks. Monsoon was in full swing. I noticed our beloved ring leader was missing for 2 successive weeks. I asked the kids , after lot of don’t knows , one kid blurted out “Dada his father does not stay with them and their roof has been damaged. He is working in a shop to earn money to fix the roof”.

 

I realized I was not successful in instilling values in their little brains. I called them closer and we started talking once again. I asked them how can we help the ring leader. I told them about the great job they did in fixing “Their road”.  A tiny voice from the back blurted out ( she was a little girl with a torn frock ) – “Dada we all can contribute a little and help him”.  I felt relieved and gave her a hug.  Next weekend the ring leader was back. He said – “Dada it was my roof and we fixed it”.

 

 

Coming back to our Sugam Sabuj – the road connecting our complex to main road is OURS ( everyone is worried about it) but the roof is just for folks on top floor ( folks in other floors don’t have to worry ).

Well written Manavesh. I totally agree with your thoughts.....
I have seen lot of post where residents have complained about leakages from terrace & builders have not bothered to rectify the defects.   I guess we have been living in the complex for few years  & let us not depend on the builders  anymore....
Let us  collectively fix our own problems , irrespective of whether the problem is  at terrace or basement . How about collecting yearly funds for building upkeep from this year onwards ? Can this topic be discussed in next committee meeting?

Such wonderful thought process, I couldn't agree more....

This reminds me of my school days when similar stories used to be part of our curriculum, with some moral, probably because we grow up to be BETTER HUMAN BEINGS....

We call ourself as sugam sabuj PARIBAR (FAMILY)...lets not say that just for giving a name to our society, or for sake of registering a name in municipality, banks, google group etc...

Think this issue is not something about which each one of us cannot contribute...we all can contribute in some form or other (least in monetarily terms if not by some other means)...only thing required is willingness to do so...

Lets try to be like ONE BIG FAMILY and help EACH MEMBER of FAMILY....

I am really happy to see this email thread and thought process. This is called a TRUE FAMILY. Let us join hands to solve our own problems.

From the committee we have started taking quotes from different contractors for a full fledged Waterproofing treatment of all the roofs of all the block. If anyone of you have any personal contacts for any contractors, please pass the quotes to us.

So far we have seen the cost will vary normally from Rs 50 - Rs 70 / Sq ft of roof.

We have to generate funds for this ASAP, so that we can start the repairing work immediately after the Monsoon period. Please provide some ideas how we can generate the fund.

Awesome initiative  by  all. Regarding fund generation , we could create a bucket call "Water Proofing Fund "   &  all owners
would contribute towards the same ( should be mandatory ). Contribution from 2 BR owner would differ slightly from 3 BR which could be arrived after we finalize the quote. 
I shared what we do in our apartment complex in Bangalore. For any major common expense , we create a fund & address  the financial aspect of the problem. So far it has worked  very well   & I am sure we could do the same in Sugam Emoji.

Good initiative.... i hv a different idea altogether as far as fund raising is concerned... From our maintenance payment i guess a good amount of money is already generated and kept as CORPUS.. Since its a common issue and it needs immediate attention and this requires quite an amount to be spent, so we can make use of that corpus amount for this good cause... 

its my opinion and hope others may also like it.

I am one of the residents who is affected due to this water seepage issue. I know how gravely this can influence us and that is the reason I am seeking after a snappy finish of this matter.


We can have a meeting amid the weekends where we can advance every one of our thoughts and attract a worthy system to accomplish our objective. It will be much quicker and easier to conclude this matter.

100% agree with you.

We discussed regarding the Reserve/Corpus Fund collection process during our last year committee meeting (before Puja) for these kind activities. We should initiate the same on priority basis.

I have few suggestions :

1. We should finalize the Reserve / Corpus Fund amount not for this particular activity only, may be for future similar / other requirement also.
2. We should maintain 3 (three) separate bank account no. a) For Monthly Maintenance   b) For Festival Committee   c) For Reserve Fund.
3. Before start any repairing work, we must consult with any professional civil engineering firm to assess our construction quality. I came to know one such organization name, who has worked for Sunny Season Housing Complex i.e. US Engineering. If required, I may arrange for the contact details also. Any one, from Sugam Sabuj Paribar may refer any other name also.
4. Based on their suggestion, we must start the work on priority basis.
5. Also, based on their report, if we see any deviation from our Promoter/Builder's point, we must send a official letter (registered with a/d) to Mr. Ashok Saraf copy to Consumer forum, local Municipality, other respective Govt. department, where we should mention regarding the false commitment of our connecting road also.
6. The scan copy same letter to be circulated among our friends/relative/social media/news channel copy to Mr. Ashok Saraf. This kind of negative marketing will help us in future. I think Sugam Homes again coming up with new project in Kamalgazi area.

I know, its very difficult for the current committee to initiate all such activities, I will try my best to help current committee as & when required.

Just on curiosity , has anyone of the aggrieved residents / association  tried to open a case in Consumer Court against Sugam ?

And what is the status of registration of the Society itself ?

Mr. Saraf, Sugam Homes should take up the issue with concern person/authority to resolve the same, as we have purchased the flat based on their commitment.

However, road is the secondary issue now, prime issue is roof top, which is major concern But we must highlight all the issues together, while we are going against him.

This is my view. let the current committee decide.
