Hi all
Had a letter under the door this week of the two brothers who run the offices

Dear Tenants,

Unfortunately we have decided that we will not be renewing our lease on 50 Broad St when it  expires next month. We are currently looking to leave the property on the 31 July. Hopefully this will not affect you as an existing tenant as other parties are currently looking to either purchase the building or take on the lease and we hope that they will continue offer the offices on a monthly licence as per your current agreement.
We would however like to make you aware that there is a possibility that this may not be the case depending on how things develop in the coming weeks. We will of course keep you informed as soon as we have more information and will make sure you that we honour the 1 month notice period as per our agreement should that need arise.
Thank you for your continued support.

Dave & Ian

Hi Steve
Me & Jib have been meeting weekly for a few months and recently Federico as joined us. This week Jib has something else on so unless someone else turns up, possibly Federico, then I don't usually go. If you are going to turn up Steve then yes unless something else changes.
In terms of the letter that Ian and Dave sent us a few things seem off. The first one is they have spent a lot of time and money rewiring the place and making it more efficient right up to last few weeks so why give up the lease. Secondly about three months ago the account we pay the rent into changed to a different account under another name/business. Finally a lot of development work is going on around us perhaps making the area more profitable. The owners might be taking the view that they could upgrade the place and sell/lease it out for a more up market use. The problem we will have is only having thirty days notice and having to find somewhere else (if we continue meeting) and what to do with all the stuff in the office/cellar - store it, dump it or just leave what we can't move.

Let me know tomorrow Steve if you decide to come down I usually aim for about 19.45 and stay till 22.00

Nice to hear off you Steve look forward to catching up with you

Paul

Sorry Paul, if this was meant for Steve you got will lol

Does sound fishy though. Hasn't tom just built a mahusive workshop? He might be able to host us once a week? I haven't been up due to covid, i know everybody thinks its all over, but id rather wait until after the next year, the longer it goes on hopefully the more benign it will get.

Hi All
Just had this update come through bit weird as a just started talking about it.

#####################################################################

Hi Paul,

I am not sure if you have been in and received the last letter we pushed through?

The company that currently owns 50 Broad Street (Sandyford Properties) have decided to sell it and we have also decided not to renew our lease when it expires on the 31st July.

They have said if anyone wants to remain in their office then please contact them and they will pass the details to the new owner, then hopefully you can continue your tenancy on the same terms. The contact details are a.s...@sandyfordproperties.co.uk

Hopefully if you do wish to continue to rent your office then they will accommodate you, but as things stand, as far as we are concerned we need to clear the building by the 31st July.

Sorry we have not been able to give more notice but its been suddenly dropped on us that they wish to sell the whole block including Francesco's, The Underground etc... and with our current lease also coming to an end, we have had to make a quick decision on our future plans.

Thanks for being a valued tenant, We hope everything goes well whatever you decide to do. Please confirm you have received this email.

Kind Regards
Dave & Ian

It’d be good to get together on this.

I think it would be worth sharing our aims and predicament with Sandyford Properties as they appear to have a pretty large portfolio of properties so may be able to help us find a new or more permanent home.

Thanks Paul.

Speak soon.

If PHS does become stuck for somewhere new and time runs out on the existing place... then you're always free to use the same space that the LUG uses (see the photo of it in the link below)...

https://staffslug.org.uk/events/#Workshops

All the non-profit uses of that room (there have been a few, not just the LUG) have been managed/granted by functionoffice.org for a while.  IC still pays the rent (and their lease on the room with Keele is until August 2024, which will likely be renewed) so we get it for free... and IC aren't likely to repurpose it due to how it is still used as a 'Workplace Recovery Suite' should any of their customers (who pay for that product) invoke its use (which is very very rare... to the point of barely ever).

It wouldn't be completely ideal however as there is no room for large projects and little storage (certainly no basement or room for floor standing things).  So I'd imagine the vast amount of stuff would have to go into storage elsewhere until you found a more permanent home.  But there is certainly enough room for several plastic storage boxes (e.g. the ones for PHS members) and desk space for smaller projects... soldering irons, that kind of thing.  As long as the place is tidy by the end.

It's a backup if you need it anyway :)

On another matter... can anyone remember which company PHS used to get their leaflets printed?

I've currently got my head in Inkscape (sitting in that very room I just described) helping the LUG, ORG Stoke, and FSFE Potteries to make leaflets for them.

Hi Steven,

Thanks for getting in touch, nice to hear from you, sounds like a good backup plan at the very least.

I think our immediate concern would be what might we do with all our stuff that we've accumulated, as no doubt storage space would be limited at the office space?

It may be that we need to explore our options there as well, would be interested in your thoughts.

Cheers.

Thoughts on storage?

Honestly I don't know, just that there wouldn't be much room in the CoCoLab (the Keele Community Computer Lab... that's what were calling it these days when it's being used in it's "non-profit multi-purpose sense", a website is planned soonish about it).  I'd say maybe a dozen of those 85 litre-ish sizes storage boxes could go on top of the cupboards... and maybe... (if I can get IC to clear a few dead UPS's/batteries out of the way) **maybe**... another dozen on the floor at the back of the room.  So it'd only work for small desk-sized projects really.

Perhaps Keele would rent you an empty room in one of the IC buildings (plenty of them empty) for the extra big stuff?  At least that way I could easily sort out another free Internet connection for PHS :)

Only other storage I've ever used is Bigfoot over on the A34, you can get a sizeable amount of storage for about £1000 for 6 months... and at least it's alarmed, indoors, and only open certain hours (and I think actively monitored out of hours).

You can get much much cheaper than that though if you're just looking for storage which is an outdoor metal box essentially and limited security.
