Dear Owners ,

Please refer accounts of Pavani Fortune as on 18th December 2019 .

 

Closing balance as on date – 28,787

Water sewage Work Balance  - 5,000

Painting dues collected -80,000

 

Total – Rs  1,13,787

 

Average monthly expense is 57 -58K per month  considering water charges of 800 per month  . we are collecting around 59K per month with water charges of 800 per month since past few months   .

We had several expenses over the past 2 years and now we are running out of corpus and have to reach out to owners for all additional expenses which comes from time to time .

As you can see in the expense sheet We have run out of corpus except for what we have collected towards painting of apartment .

We also have issues in settling dues if some owners/tenants don’t pay maintenance on time and carry forward to next month  .

Also We have AMC expenses of 28.5K towards lift and generator  coming up in March & April 2020.

 

Suggest we increase the maintenance by Rs 300 per apartment from January 2020  to build a corpus while we work towards restricting the expenses . Once a corpus is built over a year we can relook at the maintenance charges ( Please note that the apartment is 10 years old and needs reinvestment ).

 

Request owners to comment . we can also have  a meeting this weekend to discuss the same if owners are available .

 

Also I have been managing the finances more than  2 years now . Would like to handover to any resident owner who volunteers for the same .

thanks a lot Roy for putting the details across. I am in full support to increase the maintenance by 300/- because the current calculation is neck to neck and does not give us any scope for even small arrangements. 

I would also like to express my sincere gratitude and a Big THANKS towards your commitment and support through these years managing the complete association account end to end very effectively and efficiently. I also respect your decision for handing it over to other resident owner who can take it forward. 

Since everyone knows i already have history behind of allegation hence i am not at all willing to take it over this responsibility coz i dont want to get into the same soup again. Since we have only couple of options for resident owners out of which i propose if Raju from flat no 103 can take the ownership of managing it further. 

Also not all the owners are part of this mail chain. I think its wise to put the same information on WhatsApp group where i see everyone available except Lingaraju.
