Total – Rs 1,13,787
Average monthly expense is 57 -58K per month considering water charges of 800 per month . we are collecting around 59K per month with water charges of 800 per month since past few months .
We had several expenses over the past 2 years and now we are running out of corpus and have to reach out to owners for all additional expenses which comes from time to time .
As you can see in the expense sheet We have run out of corpus except for what we have collected towards painting of apartment .
We also have issues in settling dues if some owners/tenants don’t pay maintenance on time and carry forward to next month .
Also We have AMC expenses of 28.5K towards lift and generator coming up in March & April 2020.
Suggest we increase the maintenance by Rs 300 per apartment from January 2020 to build a corpus while we work towards restricting the expenses . Once a corpus is built over a year we can relook at the maintenance charges ( Please note that the apartment is 10 years old and needs reinvestment ).
Request owners to comment . we can also have a meeting this weekend to discuss the same if owners are available .
Also I have been managing the finances more than 2 years now . Would like to handover to any resident owner who volunteers for the same .
